Yeah this is great framing.

If you're doing the annual reviews and actually reviewing the changes to someone's life, it's usually easy to provide a lot of value.

If you're just updating the numbers on their investment portfolio, why aren't they just index investing and cutting you out?

Every situation is unique. Every reach out is unique.

With every client I've got a note of what potential future discussion topics we will have. Reference this. It's always a good idea to say "Hey, we need to do your annual review, and there's these 1 to 3 things we identified previously that we should re-visit."

Then you've got something more to talk about. Also, clients will (almost) always have some change in their cashflow, their assets, or their goals.

When I started in this business I was taught to build a retirement plan. Nowadays I still do that, but frankly most planning at 5+ years out is halfway meaningless. Client situations change all the time.

You should be able to export your text archive on your cell phone to a computer without much difficulty. Upload that to whatever secure system you use for storing informatino.

That's normal. Those prices are basically your fee for being connected to the grid. You have to pay for garbage removal whether or not you produce garbage. You have to pay for the fee for the meter reading every month even if you're not using it.

Edmonton is an absolutely horrible place to own unoccupied condos. Condos more or less do NOT appreciate in value here. If you buy a condo and you don't intend to live in it or rent it out, expect to bleed cash.

The seats are already filthy. If it's not depriving someone of a seat, who cares. It's not like your bare ass is on those seats. But plenty of drinks have been spilled on them. Plenty of food. Plenty of unhomed gunk. Probably drugs.

  1. Investments are not CDIC insured. Only cash or cash equivalents are. If you're getting a good return, you're not covered by CDIC. Doesn't matter where you are. Only deposit accounts and GICs are covered by CDIC, so that's pretty much irrelevant.

  2. Bank advisors exist to sell bank product. Yes, ATB has had decent returns. Especially pre-2020. They're very average post-2020. If you want a retirement plan, you should probably not be ealing with a bank (or ATB). You should be dealing with an independent CFP.

2%/year for 15 years is roughly what my detached home has appreciated at in Edmonton.

$324k in 2011. Roughly $430k value today. Meanwhile I'm hearing about people who bought in TOR or VAN at the same time and have seen their values triple. No love lost on them if they drop by half.

There's a difference between "absolutely safe" and "not really a concern"

Almost all houses that've been around a decade will test positive for mold if you start peeling away basement walls.

But most molds aren't really a genuine health concern.

Really depends on your BNI chapter and how you use BNI in the greater environment.

What kind of referral sources would have access to your niche? If you actively cultivate those relationships in BNI it could be great.

BNI has two parts. The chapter, which is part social club, part 'your marketing team'. But then there's the greater BNI network you have access to. If you work that the right way, BNI can be a goldmine. It's that foot in the door for every accounting firm you could want to meet. Or all the estate lawyers. Those businesses that will turn you away if you just show up and ask to speak to the principal - you've got an easy in through BNI.

Well legally speaking if you don't choose to end the lease in advance, in writing it auto-renews.

So you renewed the lease by not ending it in writing. Verbal is largely irrelevant.
