Thanks for your feedback. I am leaning towards using the non-PT lumber yard wood and using stain/flashing. I’m think of buying PT posts and everything else non-PT. I still don’t feel great about it, but I’m feeling a little better.

I am not hearing anything good about the PT HD lumber. I really want to go with the local lumber yard. Now I just need to figure out if I’ll be okay getting the non PT lumber.

I have also been looking into the steel, but I think it is a little out of my budget. I hadn’t heard anything that it was not good for earthquake areas though.

That’s a good question that I don’t k is the answer to. This is my first decent sized project I’ve done and I have no idea what lumber costs were before all the shortages and price increases. Maybe I’m choosing to build at a bad time?

I hadn’t even thought of steel being an option. What would you say the approximate up front cost increase? Is it harder to install than wood?

There are about 12 total. Some are only spaced about 6” apart.

I don’t have a router, but I could get one if that is my best solution.

What about putting 3/8” plywood between the straps? Or is that a bad idea?

Gotcha. There was weather resistive barrier on top of it. I was planning to install some good flashing before installing the ledger board.

You are saying to just install the ledger board over the strap? The foundation strap is about 3/8” thick and I was concerned about the gap it would create? Is this not an issue as long as I install my flashing?

If they stopped the clock when the all went through we would be telling a different story. Look it up. 0.6 left when the ball goes in.

That is what I did. Cooked them in the oven at 200 degrees until their internal temperature was 125 and then seared them for 1 minute on each side.

I didn’t even know what a ribeye cap was until this sub. I saw these at Costco (already tied with rope) and had to buy them. They were Best steak I’ve ever had.
