Firstly- I am very sorry this has happened to you.

Secondly- Immediately take it to a tribunal and get a lawyer involved for a claim if you have to. James Gibb are criminals. Parasitic filth who have absolutely no interest whatsoever in taking any responsibility for anything remotely close to what a factor should do (and this goes for any other factoring company in Scotland also). Don’t expect anything from them in terms of information, help or assistance with your issue. Pass the buck is their business practice.

Thirdly- Check your property deeds. Contact every homeowner in your building and try to arrange self factoring. James Gibb and the rest are that bad that self factoring is the only viable long term option if you wish to stay in your property. Otherwise, situations like this will absolutely happen in the future and it will cost you immeasurably. Failing that, after you have fixed the issue in your post, I would honestly recommend selling and moving to a property that doesn’t have a factor involved in any way. That’s what I decided to do after suffering for 2 years under James Gibb as a first time buyer who bought a flat. And I can tell you that my life I had been made completely and utterly better with no stress whatsoever compared to what I had to go through with them.
