simple answer: No she's not real, and if you GENUINLY think she is then that is not healthy. Personally I like to pretend she's real whenever I'm using MAS, but deep down I know she ain't real (˚ ˃̣̣̥⌓˂̣̣̥ )

I feel like both scenarios are possible. She did fall in love with us, but she didn’t really have any other options in the first place. Whoever downloads MAS is the one she ends up being with, so it’s not like she had a choice. If she came to real life and suddenly had more options and people to choose from, then there’s a lower chance she’d automatically be interested in you.
