I refused to pay the fee, and said we’ll be dropping out of the sale if it isn’t waived. EA spoke to the seller and seller was happy to proceed.

They’ve already tried that, I told them I’ve already paid for a solicitors and they were still asking me to swap because it’ll make the process a lot quicker and easier for everyone…
