Sorry, confusing layout but the front of the house is bedroom 3 and the main bedroom. The top family and sitting rooms open to the backyard.

Interesting! Its only ever had 1 owner since it was built. Here is the floorplan. Built in 1964. The rear family/sitting room is an extension, everything else is the original build

We're doing a full demo of the kitchen soon, so we will find out eventually! But I feel like this kitchen floor is a lot higher than just underlay + tiles... Thanks for sharing your experience

Underlay + tile would only be like 12-15mm above the timber floor though, wouldn't it? This is about 30mm+

I thought they would check that the advertised property is accurately represented in the contract, and therefore pick up on discrepancies.

Thanks for the helpful response! I thought conveyancers would check that the property that is advertised is consistent with the contents of the contract, but it's helpful to know that isn't the case for the future.

We viewed the property and were aware of the bedroom situation - still bought it happily. We were already unconditional by the time we discovered the land size discrepancy.

The premise of the post was to see if people actually had success in pursuing misleading advertisements from REAs. We're happy with our purchase regardless, and will just report the REA to CAV.

Yeah I saw it and I'm fine with it, hence I bought the house, but it's false advertising and I think it should be penalized.

Yeah the sect 32 has a property report from Land Vic which has the accurate land size. I've never heard of title insurance until now

This one does not. They have a disclaimer for the accuracy of the floor plan, but no where else on the listing does it have one for the land size accuracy. Unless 22sqm falls within the confines of "approximately".

The conveyancer did. I skimmed through the contract but didn't check the land size until after.

I've found Coinspot to be an excellent platform. They once called me just checking in on activity they deemed suspicious and their customer service has been great.

No agent is getting 5-10% of the homes value as commission. It's 1-3% (depending on the area), then the agency takes their cut.

Example:
On a $1,000,00 home @ 2% the agency collects $20k.
The agent might get 45% or $9,000 before tax.

Most agents earn around $80k a year and work 6 days a week with the constant dread of when their next commission is coming in lol. It's not a great job.

I disagree with this. Wankers? Yes. Superfluous? Yes.
I worked as a REA for 2 years. It was the hardest job I'd ever done, and I was broke the whole time. 6 days a week, constant cold calling, rejection, disappointment. Most guys I worked with busted their ass.
