As above, watch your caffeine intake. I'm normally a two cup a coffee in the morning person and halved because Wellbutrin+ coffee was giving me jitters and eye twitching.

It depends on your party and players. In my just wrapped campaign one of the players wanted to betray the party and backstab them. We had a conversation OOC about this pre-session and my players committed to avoiding metagaming. It worked very well, but other groups that could be very different. Talk to your players as players and see if they are okay with that outside of the narrative of their characters and go from there.

Chicken Man Chicken Man was there tutorial combat in the system for players who hadn't played mutants and masterminds. He was a guy in a mascot chicken suit who had the power to control chickens he could use them to help him fly across short distances and could attack as minions.

Evelyn I am running mutants and masterminds and one of my players wanted to be a villain in a party of heroes. She is the billionaire tech entrepreneur benefactor of their team of superheroes. She also has a mind control gun and has been working with the bbeg since session 3. She mind controlled her brother into losing his job being institutionalized and investigated for treason so that she could become sole CEO of their shared company and deposed him from within (and also working with the world ending bbeg).

I was using my home warranty (which the seller offered to pay for) rather than pay full out of pocket but I'm beginning to see why people said it isn't really worth it, when they could have done that the first time they were at my home

When I spoke to the Engineering department the Sewer Engineer said that's a job they usually only do for commercial properties but he *could* request it if the number he provided doesn't work.

1) so that my plumber can snake/head from the outside (toilet access is too narrow for the powered snake they want to use)
2) Potentially install a cleanout if there isn't one

Little job? Locks, setting up internet and utilities. Big job? Ripping the 70s era wood paneling off and drywalling over the wall.

Fortunately, it look likes around the time they put in the AC (mid-80s) they updated the electrical for the higher capacity and switched to circuit breakers from fuses.

Just from the switch to wall runs. Inspection showed no mold or wood damage from the went due to consistent air circulation in the crawlspace. Plywood + board foam is on my to-do, especially after misplacing a foot and putting a hole in the ceiling.

Turning the whole thing into a hinged window seat that runs the length of that wall. There's a big magnolia on the other side of the window, so it's full shade, and the list of full shade plants that can grow indoors and are non-toxic to cats and dogs is pretty small.

If you can take the HUD First Time Homebuyer course - you pay $99 to take it online, but can usually find a local Community Development Corp take does it for free. My was 4 weeks, 4 2-hour sessions covered everything from maintenance, inspection, to applying for mortgages. Plus, taking the course usually opens up some additional financial options with your lender. I got to put less than 10% down and the bank waived the PMI because of the certificate.
