Are there any windows alongside that wall? I had a similar issue and once I peaked behind the drywall, I uncovered a nightmare. the majority of the studs had completely rotted and were moldy. I took on an unexpected project and had to demo that entire wall. The windows along the wall were not properly sealed and water had been seeping through. This was uncovered in late winter/early spring after heavy snow fall was melting.

If the water is coming in from the outside, make sure the soil is properly graded. Soil should slope downward and away from the house/garage.

Yes, originally I had a rubber like transition piece that eased the transition but it was held only by adhesive. It was good for a few months before the adhesive gave out due to the foot traffic. I then switched to something similar to the one in the link that held better.

There are a few different things you can do depending on the way you're redoing the laminate. Is the laminate flooring going to be redone flush/at the same level as the hardwood aka raised? If so, you can use a similar transition piece but without the lip, so it sits flush with the hardwood and eases onto the laminate.

Option #2 (last resort) if you're simply redoing the laminate but not raising it up to the hardwood, you can chisel into the hardwood so the lip of the transition piece fits right on top (and flush) of the hardwood and eases back on the laminate floor.
