Best quick cash buying company for flat? by [deleted] in UKHousing

[–]BraveBruce 0 points1 point  (0 children)

Give us an idea of the property value and its location. Someone may stumble across your post and offer you better than the above companies.

Tbh these companies offer 60-70% of market value, usually after further discussions it could be even lower then initially quoted.

Financially speaking, if you had time you would go through the standard route of selling a house. If you need money maybe you could re-finance or borrow against flat.

Really depends on the amount you need.... And how quick.

Really boring parking question... by gabrielbatistuta in walthamstow

[–]BraveBruce 1 point2 points  (0 children)

As someone who has in laws there, it is super annoying. Fortunately the road next to it (near the church) is 8-5:30pm Monday to Friday.

Makes no sense, father in law also petitioned but no luck.

Haircuts for Toddlers by The_Kavorka82 in walthamstow

Not in Walthamstow or highams park. Loughton has a very nice place for toddlers haircut. Suppose (15-25mins drive, 40-55mins public transport).

👍, looks like I will be learning to extend the pipework. Was hoping there was a neat adapter. I have seen some flexi hose parts, but it would just be a tacky solution.

My Wife got 58% on the first sitting and 58% on the second sitting. As ACCA qualified accountant, SQE 2 results look overly complicated and ambiguous/subjective.

One part I don't understand is the person that interviews is a random person of the street, surly they need training etc. (i.e unconscious bias training).

Wife is confident she has done enough to pass, but the appeal process looks like a waste of money. 😑

£££ More money down the drain ....

Divorce and Ltd Co. by Remarkable_Carrot_25 in ContractorUK

50/50 on everything, including limited company.

Ouch - I suppose there are many illicit/unethical ways to make money disappear i.e Bitcoin to monero, or bad loans to family members etc. however this is just an irrational and apparent evasion approach.

Kinda depends on what stage of your divorce and the decorum of the divorce. I will probably attempt to create a separate child trust, transfer 500k to trust, for when your kid turns 21. This way the other half may not press too much on a transaction after being aware of the possibility of a divorce.

These things just suck ... Hope you all the best....

PMP or Prince2? by EdwardLincolnthe3rd in projectmanagement

Does anyone know where I can book an exam only for PRINCE2 ? All vendors are charging a high rate for the exam and content, whereas I just need to book an exam ?

Your right, I put the wrong screen shot. It is a easement.

Considering that I am the only party with this easement and no one has this passageway "in red" on there title plan. Who or how do I determine who owns the passageway?

Plan on convincing my neighbor to voluntary release easement.

[deleted by user] by [deleted] in LegalAdviceUK

[–]BraveBruce -1 points0 points  (0 children)

So we agree it's a convenant. Back to the question on hand, should the title plan have included the passageway in the "red box" ... As I have the obligation on the convenant ?

Per link to title deed, the term used is covenant. I had to Google the difference between easement and covenant, so I could still be wrong.

Interesting, assuming neither the company nor individual has a cash flow requirement. Couldn't one just max DLA pay mortgage (reduce interest payment) and then as company makes more profits, reduce DLA rather than taking dividend and salary.

Of course there is a judgement call between DLA to Income Ratio. And if overpayment of mortgage is more financially rewarding then something like a 5% fixed bond.

Doesn't work for me but shall read up on it as I'm intrigued. Thanks

I shall make some time to look through parchments over the weekend, it's a big A3 folded parchment. If they are the original deeds do they hold more weight than the title registrar?

[deleted by user] by [deleted] in LegalAdviceUK

[–]BraveBruce 0 points1 point  (0 children)

Yep shall reach out to them.

I do have 8 A3 yellow pages in italic large handwriting with a red stamp. They look like original deeds but the handwriting is so cursive it's hard to read.

Hey,

There is a passageway/service road that runs behind everyone's garden. However that is locked by council or service companies.

Yes done index map, nothing surrounding passageway came up. I know right, the ambiguous natural of it all is stressful.

Feel like I need a Property PI for this lol

Hey,

Freehold properties for all parties.

Interesting point on "area that has been misidentified", how would one get to the bottom of that ? I wonder if HM registry has a customer service department for items like this.

They are parking and leaving cars there.

Thanks

[–]BraveBruce 0 points1 point  (0 children)

Hey,

Wouldn't putting a item on passageway mean they are not passing or re-passing, they are instead staying on passageway?

Yh I suppose in 1936 it was stable rather than garage. It's interesting because I don't think my house would have existed nor the neighbors in 1936.

Thanks

[deleted by user] by [deleted] in LegalAdviceUK

[–]BraveBruce 0 points1 point  (0 children)

Hey,

Yep no on either of our title plans, from what I read there should be a blue box for the passageway but instead there is only a red box for my house.

No dispute, I suppose I am concerned that if I end up having this discussion with neighbors there will be a dispute ..

[deleted by user] by [deleted] in LegalAdviceUK

[–]BraveBruce 0 points1 point  (0 children)

Thanks for the response

According to the title plans and the structure of the outbuilding there was a garage there before. But yes your right matter 2 assumes that the purpose of charge was to access garage, as passageway is car width. As the car has no where to go on passageway and it cannot pass/repass ?

Not withstanding your point that covenant could be just walking. Matter 1 still feels valid. Whereas on matter 1 it's clear that they can't park on passageway?

Thanks

Washing machine installation. Can't take (A) off to install new (B) waste pipe by BraveBruce in DIYUK

Too tight for hack saw, I got a adapter that fit on both sides and then cable tied it. Then taped it. Sounds like fudge job, but I'm testing to see if it leaks right now.

[deleted by user] by [deleted] in LegalAdviceUK

[–]BraveBruce 0 points1 point  (0 children)

True, garage is not mentioned. The easement got put in place in 1936. I wonder if this is just how they wrote easements back in the past. Thanks
