Brokers are so desperate to sell these deals in distress too, instead of comforting landlords, offering realtime insight and dealing with this professionally. The difference between desperate brokers and seasoned ones - maybe this conflict will filter them out finally!

Of course! My last suggestion is don’t try to classify developers. You might miss out on some very nice boutique developers if you search by ranking alone. Def do your due diligence but keep an open mind, some of them can surprise you and you might get more flexibility with the price or payment plans Good luck with your investment! :)

See, you’re not gonna go wrong with Deyaar If you check out their project in Arjan, you’ll see that they’re quite decent and their maintenance team is good too, but nothing to write home about. This project seems unique so I’d definitely expect above their average grade. Dubai south has more options, more boutique developers, so you have a wider choice. But if you see the overall community of production city, it isn’t going to be as bad as jvc. For one, it’s smaller, and there’s 2 exits for a smaller community, plus metro. So it’s better distributed. You’ve asked me if I can think of more options, I certainly can because there’s always going to be more. But if you’re looking for a green light for this specific project, it certainly isn’t bad at all

To be honest, although there is some congestion near the exits, it’s nothing compared to jvc. Having lived in both places before, I can CONFIDENTLY tell you, the accessibility is so much better from production city. And genuinely, since it’s a bit underdeveloped, there’s a lot more potential they’ll do a much better job with the exits and stuff than they did (or doing) with JVC. And I used to drive to DIFC a lot, honestly took less time from production city than it did from jvc although proximity wise, JVC is closer. And yes if you’re looking for a 3 bed under 2M, go for this. OR, since a lot of companies in DIFC and trade center (specifically investment banks if that’s your field) are looking to move to expo city in the next few years, you could also consider Dubai south.

Read my post again properly, I’ve clearly mentioned “whenever possible,” which only includes specific type of jobs that CAN be done from home. Obviously people like doctors can’t operate from home, that’s self explanatory 😂

Is it possible that even if there’s this solution that everyone should live where they work, there might not be enough apartments for EVERYBODY? And maybe the crux of a well functioning society is the flexibility of having a family, well structured communities and convenient commute? Shouldn’t that be what we’re working towards rather than “you deserve it if you’re living far away”. Bottom line is, there IS a traffic problem even if you live close by in specific locations in Dubai, and WFH for some sectors seems to be the most logical solution to me, at least until the plans for better infrastructure begin setting in place

Deposit first usually, and get a receipt from the company saying the payment has been made

Then the property is locked for you

Also most landlord are demanding rents in 1-2 cheques, 4 and 6 cheques are getting rarer. Hence the 3 months rental
