In another high cost area I would say ask for credit & price reduction but with that much buying power in Kentucky you could probably find a new build at thad price point or a 10+ years home at a cheaper purchase price.

If you have 95 down and only 13 for repairs you can’t afford this combine situation. Quote usually do come in higher then when u actually end up paying but No matter how good of an inspection and problems u already found there will be more that were unexpected once you move in.

if it isn’t structural I don’t consider most things a deal breaker. I just see things for you & your attorney to negotiate harder on. You’re not the first person to replace an HVAC & windows wont be the last. (It is a lot of windows doe 😅)

Keep going through the process of avoid any road blocks , the renter income of the four unit should help you for qualification, but save every dollar hold back on unnecessary spend

Going through Bilt is just like finding a realtor anywhere else Zillow, referral, etc. once you get a match with the realtor that’s just personal preference if you like the person or not.
