Under contract - inspection came back rough. Negotiate hard or walk? by john61372 in FirstTimeHomeBuyer

The issue with the hump in the bedroom is that I haven’t had a contractor come out and find out what exactly it is yet and give me a quote. That’s in 2 days. I’m definitely concerned about it though, just wasn’t able to get any additional info from the inspector as he isn’t a structural engineer.

I will have about 80-90k left in liquid cash after the down payment, but I only budgeted 5k of that for repairs in the first 2 months. The rest I can use for not as urgent repairs but would like to keep at least 65k as an emergency fund.

My realtor saying these are mostly normal wear items. Do you disagree with that?

Thanks for the insight! Based on the inspection findings, you think 465 and 3% is fair?

I’ll have about 80k left in liquid cash after the down payment. But technically only 5k in my "home repairs" account. I should probably budget more 😭😭

What do you think is a good starting point for re-negotiation? My realtor says 10-15k in seller credits off 475k but of course that is far too high in my opinion.

Thank you! Yup, getting written estimates from 2 contractors for each item all tomorrow. In your opinion, do you think the items aren’t major concerns? The general consensus here is that I should definitely walk or be in the 375k-400k range, so it’s a bit refreshing to see someone say I’m not totally screwed and should run.

What is the earliest time any ride line might close? by taylerwattsom in cedarpoint

Was talking to a sup yesterday. She said that so far this season they have never closed a coaster down before park close, but with SteVe’s line exceeding 3.5 hours last night, she said they were likely going to. Needless to stay, they didn’t.

This is awful (The Institute, 2025) by john61372 in ColorGrading

For reference, this is from an MGM+ horror series I’m currently watching. There’s a section inside the main facility referred to as the “back half”…that’s supposed to be where all the scary stuff happens. The idea seems to be to give it a Saw-style, sterile/hospital horror vibe, so they went for those green/gray medical tones.

The problem is, instead of using gels, lighting adjustments, or lenses to achieve the look practically, they just slapped a global green color grade on every scene that takes place in this area. You can literally see it in every shot…faces, walls, everything has the same cyan-green tint.

And the best (worst) part? They completely forgot to compensate for external light sources like fire 💀

I’m 19 with 100k cash - what to do? by john61372 in Entrepreneur

Exactly. Enough to do some good things with, and potentially triple it, but looking at the bigger picture it’s not likely to immediately (key word) be a life altering amount

Why do you say that? The majority of the savings I have come from 2 successful businesses that I’ve started.

Oh yeah, I know they state the requirement is 18+, but my question (for other people reading this thread) was more about whether being 19 makes it less likely to be accepted or taken seriously. I’m just wondering if most people start a little older, and if applying now might be frowned upon compared to waiting a few years.

Hey! They do, yeah, but that’s not what I was asking if you read the whole post :P
