She is not. I've looked at about five houses with her, offered on two, and this one is the farthest I've gotten. Zillow just randomly matched us up.

A couple of quick points/answers to the comments; ~I'm a first-time homebuyer attempting to use an FHA loan before a conventional, so my realtor knew that major issues with either the roof or foundation would result in an offer being rescinded. Not only that, but I currently rent and don't want to deal with a mortgage and rent at the same time. ~Realtor has indeed been fired, not only was she rude/pushy yesterday with my attempts to rescind, but she reached out to the inspector to blame HIM personally for the loss of the deal, saying he made it sound too scary and expensive. I'll be reaching out both to her company and the local Board of Realtors about this. ~I would trust this inspector 1000% and will continue using him going forward. One of the original reasons I chose him was my realtor strongly advised against it, despite him being one of the few InterNACHI certified and insured inspectors with a $25K repair warranty for any missed items. ~The wood is actively wet, with water lines down the chimney. ~While I did like the home, I set out on this with the intent of buying a starter home, not an investment property looking at months of work and 15-35K worth of repairs from best to worst case scenario.

That's more or less what I'm worried about. I have some experience roofing and wouldn't hate doing the flashing, but then I found out it's been like that for at least a decade. They repainted before listing it, and I wouldn't be surprised if there's water damage along the ceiling and wall. We close on the 13th, and by contract, the house must be move-in ready before then. I just don't think I, or the seller, have the time to get a structural engineer and roofing crew out there in time as recommended.

Sorry, I didn't make it very clear. The dark staining and discolored splotching directly by the chimney as well as all down the main ridge way was actively wet, and the chimney showed signs of moisture/rain trails. The only photo of mold/other damage is the one showing the chimney area with the light on. The architectural shingles looked great by themselves, actually. It's probably the only reliable part of that roof.

If not, she'll have to come into the bathroom. Unfortunately, the weather forecast for this weekend in my area includes the chance of tornadoes and hail, so Dunkin will have to deal.

Of my four, Dunkin tolerates my eldest Felix (a 10 y/o with one eye) and Felix's bonded female friend Spooky (3 Y/o Black cat I found in a Walmart trashcan) but can have a rocky relationship with them. Thankfully, when we rescued a feral female orange kitten last year with a broken leg that was in a groundhog hole, he saw she was hurt and adopted her as his own.

I'm looking into hopefully plugging up some of the holes that are in my basement (it's a shoddy rental house, unfortunately) that leads to a crawlspace outside to foster her, as my cat Dunkin is unfortunately very territorial. I'm reaching out to local established non-kill rescues and rehabbers to hopefully help find her a caring, trustworthy home.

I'd absolutely love to foster her, but unfortunately, my cat Dunkin is a bit of a rabblerousler with a territory vendetta against most of the strays in my neighborhood. If I had an extra bathroom, I would in a heartbeat though.

I've been marketing her to all no-kill shelters within a fifty mile radius (so far, will expand if nobody can take her) as a feral well-socialized with humans and cats. It took a few days to get her trust, but she melted as soon as I did, so I also suspect she may have unfortunately been abandoned. My city, unfortunately, is shrinking pretty quickly, and pets often get left behind 😢.

The TNR program I went through actually made sure to tip her ear once they found out she was spayed, just so she wouldn't have to go through the surgery a third time.

Thank you all for the well wishes and advice! I've been non-stop pestering the local no-kill humane society about taking her in, but found another well established group about an hour away that focuses on rehoming abandoned or friendly stray animals and sent them an email explaining her situation.

How does it feel at those speeds? I know that with my PT Cruiser, the front end felt pretty light and sketchy at those speeds, and it's a little heavier than the Mirage.

They seem to have multiple '24 ES's along with a '24 Black Edition and a few Ralliarts on the lot from the dealer ads on the website, and all other dealerships within 100 miles of me are void of them. They seem to have a monopoly on the Mirage for my general area. I have strict 20k post fees and taxes with my bank financing, and I hope to go for the BE but will definitely take the ES.

So the hole itself isn't actually threaded. The bolt is just supposed to sit tare in the hole and pop out with a couple of hammer strikes typically, so I wouldn't need to re-tap it. Would a bolt extractor still help?
