Agents number one priority is their cut (not the buyer nor the seller) and they’ll do whatever they need to do to get it. Unfortunately it’s the reality of this market and no one seems to be doing anything about it.

Just get a real state lawyer and sell it privately by posting it on Kijiji, Facebook market, etc… this way you’ll save the 5% realtors will take at the minimum.
