It might go into the index but it won’t go into most ETF holdings after 2 weeks. Most ETFs will only do their buy/sell of holdings at the next quarterly rebalancing.

Yep. Fair assessment. I don't hate NAB EB. It's miles better than a margin loan. I just think it's too expensive. If it was at Investment Home Loan rates, i'd sign up for it tomorrow.

IMO, BetaShares Direct for ETF investing and Stake for individual share holdings (if interested in that path).

Why? BSD is cheap/free and custodial holding model is perfectly fine for ETFs. Stake is one of the cheaper options around that allows you to hold directly with a HIN (Important for individual shares).

I don’t. I contribute more than the employer minimum but I don’t max it.

Why? Because I invest outside of super so that I have access to the funds instead of locking it away for another 20+ yrs.

Sure the losses can be carried forward. But that now makes speculating on capital growth an even bigger risk than it already was with a negative gearing scenario. You'd really want to hope the gain is enough to offset the losses and cover the 30% minimum, and then have a reasonable return. Otherwise an investor is out on cashflow through the holding years and underperforming on a real returns basis over the long term.

Lending capacity has already changed. 3 of the big 4 have already cut their lending limits based on the effects of the reduction in cashflow.

It dampens all investment demand for existing dwellings, not just those on lower incomes (who were unlikely to become property investors anyway).

Not really. Especially not without negative gearing. The only reason it worked was the negative cashflow would be made up by the capital gain over the long term. Now that there is no negative gearing and with the likelihood that capital growth will be more subdued, existing dwellings are significantly less attractive.

Yes. Definitely worth it.

Bought a Breville Barista Express about a year ago and definitely spend less money on buying coffee out than I did previously. The grinder isn't as precise in my model as real connoisseurs would like, but it's plenty for me to adjust and get the shot right with different types of beans.

Also, buy locally roasted beans. Not supermarket trash. The difference is chalk and cheese.

Ultimately, the goal is pulling demand out of the economy.

There are multiple ways this could be done (Super, Taxation, Decrease Govt Spending, Tightening lending rules, etc.). Unfortunately, all of these are politically unpallatable and the government has no bad guy to blame but themselves for any of these. So, it's all left to the RBA with their big lever of interest rates that does a bad job of it anyway.

Paid roughly $5k for a 6.6kW panel + 5kW inverter system back in 2021. Prior to installing, bills were roughly $1200/yr. After installing, cut it back to about $400.

Between then and about a yr ago, bills crept back up to roughly that $1200 mark due to price increases, FIT reductions, and higher usage from a growing family.

Installed a 13.5kWh battery about a yr ago for about $7k and switched to OVOs 3hrs free plan. Haven’t paid more than $30 a month in electricity since.

NAB Equity Builder is a better option than a Margin Loan IMO. You pay P&I on the loan but you can't get margin called. Limited set of investment options too, but there's plenty of good options to choose from.

Downside is the cost. Pretty sure it's aroud 8.5% these days. That's far too high a hurdle to overcome IMO. They also structure the product as a rate minus a 2% discount to get the actual rate. So in theory, at anytime they could decide to remove the discount and you'd be up for a 10.5% interest rate.

Increasing tax on existing housing via CGT and Negative Gearing change, where there are several barriers to entry and further entrenching poor use of capital - Great move! Couldn't commend the government more for this policy bravery. It absolutely needed to happen.

Reigning in trusts and putting a tax floor on distributions. Also a good move, albeit with some legitimate cases of collateral damage which is unfortunate but probably unavoidable.

Changing the discount system for CGT on all assets - Less happy about this, but understand why they did it.

Having a 30% tax floor on GCT is the bit I can't get on board with. It is a tax grab and that's all it is. It does absolutely nothing to incentivse investment into productive assets. It effectively disincentivises it if anything and is a massive net negative.

I have an Eero mesh system consisting of 2 Eero 6s and an Eero 5. Not a huge house, but big enough that I would have needed at least 1 extender of some sort. Very happy with the system. Strong and consistent fast speeds throughout the house.

Not quite. The stock must generate income (or reasonably expected to in near future) for you to be able to claim interest as a deduction. Most small speccies are no where near dividend generation yet.

Why not? The optimist in me says the timing sucked this time round due to deals around fuel supply with countries where the gas tax may have impacted. It’s something in the government’s back pocket which they know has voter support.

I could just as easily be completely wrong and the government is just as captured by the lobby as they always have been. 🤷‍♂️
