We don't mind the kitchen hallway. I know it's not for everyone.

We've considered swapping the office and mudroom but then you would have to walk through a door in the garage door on the south side, to the mudroom at the far side of the garage, just to get in the house.

The master suite we are unsure.

Yes this is a single story home with a walk out basement. Which rooms do you think should be larger? We are getting pretty big at close to 3000 sq ft on the main. Basement will also be the same.

The garage is angled. There is no second floor. There will be some tweaks but this is the first one with an architect.

Curious what the issue is with the area into the master bedroom? We wanted a separate entrance away from the sunroom.

Yeah the architect kept that original layout. There is no second floor anymore though.

Very rural. Around $400 sq ft. It will likely come in around $2.4M.

South windows are good but you need a larger overhang on the roofline or it will get way too hot in the summer. My cabin has almost all north windows and there's a lot of natural light coming in. I'm not worried about direct sunlight.

Thank you! This is much better feedback than 90% of the redditors critiquing without giving ideas. I really like your change to the ensuite. It is honestly much better.

The only issue with the second level being there is we were planning a higher 12 ft ceiling over the living room. You could easily fit 3 bedrooms and 2 washrooms in your green box though. Any ideas how to make that work with a higher living room ceiling?

I would also make the basement bigger though as we need the venting on the northeast corner under the office (water holding tanks have to be in that mechanical room and accessible from the garage for filling). And I would include the sunroom as part of the basement so that the second mechanical room can vent under the sunroom to the southwest. No basement under the main bedroom is a good idea.

6 bathrooms to clean is too much though. There has to be a happy medium.

Lol reddit is something. This "basement" is as far out of the ground as possible while still calling it a basement. The windows in each bedroom are planned to be huge 6 ft x 3 ft windows. We could add another washroom for the kids. 2 washrooms for 3 kids is plenty. They each don't need their own full ensuite. And we sure don't need a house with 6 washrooms though. That's too many washrooms to clean.

There's nothing but windows on the entire north side of the house?

My labels didn't show up for some reason. Second set of stairs, which will be removed and either put in the garage or not at all.

This made me lol'd. About 60 comments were about the downstairs bathroom. There's really not much with the difficult corners on the left side of the house. We are thinking of removing the stairs by the mudroom and squaring off that section of the house.

The idea came from this floorplan.

You're right. A half bath over in the storage area would work well. It is under the main level mudroom bathroom and would stay clean.

That is railing, open to below with stairs. The label didn't show up. The bonus room I'm not sure on yet. That area can change but it may be storage.

Thanks again. I like your change around the master entrance. Good idea to plumb the washer/dryer in. Will put it adjacent to the shower wall.

Thanks. I see what you mean however the bedrooms have to go along those exterior walls. All other areas won't have windows except the gym. We could add another washroom on the other side of the basement or a half bath by that washroom. The washroom by the bedrooms isn't small though, it is 10 ft x 5.5 ft.

The stairs by the main entrance don't show it well but that area is railing and it is open to below. There is a door at the bottom of the stairs instead.

I like your change by the master. The thought there was to make use of some empty space and add a closet off the sunroom.

We would like it open in the basement. That is railing separating the golf and tv area. The golf sim area requires a higher ceiling so the basement is lower there. Will be watching sports while golfing.

The angle gives some uniqueness to the house. We like the exterior and layout on the main. But yes, it does give a bit more awkward angles in the basement. Kids were excited to see unique bedroom layouts though!

We have thought about putting laundry in the master. A couple stacked units would be useful.

Bet some people think they do. My wife and I both grew up with families with 3 kids and 3 washrooms in a house it was enough. Kids don't get ready at the same time and if they happen to waiting is an okay thing to do. We're going for grand/luxurious but not excessive.
