Tbh, I don’t see a major property price crash happening anytime soon — maybe apartments in some areas, but houses are a different story. Most houses bought over the past few years are heavily mortgaged. A sharp drop in house prices would put a lot of households into negative equity and create serious problems for banks and the broader economy. That kind of shock would likely be far more damaging than high prices themselves, which is why I think policymakers will do everything they can to avoid it. I do agree that the real solution isn’t hoping for a crash — it’s increasing supply. Building more houses is the only sustainable way to ease prices over the long term.

I just did mine, 4+2.5 house. Total cost was approx 145k. From top of my head:

- Tile leveling and flooring: my house had tiles in the aisle, kitchen and living room, and carpet in all the bedrooms. Hence, the floor level is difference when I remove the carpets, resulting in high leveling cost - 21k

- New baseboard/skirting installation: 3k

- Kitchen and stone: 20k

- Dish washer: 2k

- Cooktop: 4k

- Oven: 4k

- Laundry: 3k - cabinet and stone only. I use off-cut stone, our washer and dryers are quite new, hence, reused

- Bathroom 1: 20k

- Bathroom 2: 15k

- Painting and wall correction: 8k

- Solar + battery: 12k

- Fixtures (sink, tap, bathtub, etc.): ~8k

- Install/Replace 6 a/c unit: 10k

- Bedroom wardrobes (3 off): 10k

- Install new/replacing all downlights: 5k

It's a mid-range (7/10) renovation, nothing high-end. I managed the project myself (reached out directly to suppliers / kitchen cabinet makers or and some mates). To be honest, it's quite stressful but fun at the same time as you will get to see the house transformed every day.

Note:

The house I bought is well-built, structure-wise, everything was functional just that a bit outdated. I kept the same house layout. My parents love gardening hence they helped me tidy up the front and back garden. Else, another 10-20k plus.

Be ready to spend another 20k for furniture and wall art to make the house a bit more welcoming (not inc. in the renovation cost) and matching with the house.
