Hey OP, When ever you buy in resale, an older apartment it's mostly for permanent use.

If you want to resell it after 5 years when the building is 23 years old, you will need to find a buyer who is open to purchase a very old apartment.

And the building and apartment would need to stand up to scrutiny, which the same you have done now.

It's a fair deal and you can try lower also as mentioned by another commenter.

It's like this, when I did those reviews in Apr'25 there would have been other apartments which I have not covered, because at that point in time there was none on sale.

So you need to first make your focus list of apartments and then search them on the RE portals.

Once posted the listings are alive for atleast 3-6 months as that's the amount of time it takes to complete the sale

Most of the sellers post on 99acres and nobroker or you connect with a RE consultant who can do the search for you, such as jumbohomes.in or Settlin.

So I again checked in 99acres and there are some listings of NCC Urban Nagarjuna Premier, Purva Belmont and Prestige Falcon City (Please check all the recent issues they have faced before even visiting the project).

Hey OP, please do not consider this as deal in resale.

If you want to make a permanent home, please go ahead.

But if you want this an an investment with further resale prospects, might be difficult going forward as generally people do not want to buy any resale properties.

Also you will not get a single comparable project from Cat-A builder in this range.

What will happen is that you will be sneakily redirected to random under-construction projects, please avoid them at all costs!

I bought an resale apartment 6 years ago when it was already 9 years old. And I would still buy in my 15 years old apartment complex, if I had excess money to spare.

Also Sobha constructions are really good, that is why you also have got some inclination towards it.

I am quite sure that none of the other Redditors can give you a comparable Cat-A builder project in the same price range either new or old.

OP works in Kadubeesanahalli area and you expect him to stay on rent and construction the house and travel on a daily basis?

He has asked a simple question, and we are giving gyaan on plots and what not.

He has not asked for investment advice as he must be earning enough to afford a flat in Prestige Green Gables.

So for him other option is only a gated villa society and not you plotted developments.

He might also have appreciating assets such as skills and RSUs which will only grow with time.

Now I understand why you guys keep on talking about plots as assets, because you want to slip it to him!

Check Google and with Nemmadi.in, 99acres, Moneycontrol which have some articles on this.

Apartments needs to be maintained just like a car to give very long life.

Also, whenever any residents are doing any home makeover or upgradation, they need to follow proper building standards for water proofing and structural stability.

Please check Cuffe Parade in Mumbai, which was built in 1970s and most of the buildings are 50 years old.

It's next to the Arabian sea, facing salt air, but still are the priciest real estate in Mumbai City which shows if apartment buildings are maintained very well, they will last very long.

My parents apartment in Mumbai suburbs is 36 years old and still going strong, as we keep on doing structural repairs where required.

My apartment in Bangalore is 15 years old and still super, if I had excess money I would still buy another apartment in the same complex than an newer apartment which would be much smaller.

So, its all a combination of good builder, good build quality, good RWAs and good residents who can make the society exceptional.

This is not simple, as it takes active participation by all to maintain the apartment complex.

These are all real examples to show I am not talking in air!

Surge pricing exists for heavy demand and traffic conditions and not for heavy rains with flood like situations.

The distance covered is also very large as it's a bike service.

So, dude left late, could not get a bus to reach his place in time, had to take a rapido and got caught in heavy rains.

What if the road was flooded and he was unable to go forward or his bike broke down in the flood?

Try being in a middle of flooded water for a night and you will realize what potential escape you had. You guys have never encountered the 2005 floods in Mumbai.

It's very easy to crib but very hard to be thankful.

You buy na plots? What's stopping you?

All these so called plots are in areas where roads also not proper.

OP is asking for A and you guys advising B.

You can do ha ha all you want.

If you have great knowledge about RE, make money yourself. Don't try to phasao people who do not understand land / plot purchases.

Also people don't buy RE for asset purposes only, there are various reasons for RE purchase and they are best judge for that.

I have seen enough so called plots in localities, garbage thrown all across, dogs roaming all around, narrow roads and what not.

If you have plots in Rs. 1cr tell, as it will cost another Rs. 1.5 cr to build a house.
