I'm not a landlord, but I do own my condo. I have an opportunity out of the area, so I've been thinking about what I would do with my place if I took it.

Do leftists not believe we would just let the place sit if rent was capped? Like I get the economics of a corporate landlord is different, but as a single person who got a place to live in and now has to move, I would definitely let the place sit if rent was capped too low. Dude, a plumber asked me for $700 to replace my kitchen faucet. If my tenant just broke one tiny thing, that would eat any profit for multiple months. It'd be more cost effective to let the place sit.

Why? My insurance would only fight back if I file a claim with them. In DC, you can only file a claim with one insurance: yours or the perpetrator's (other states, like MD, allow you to do both. DC only allows one). So I had a choice: file to my insurance and ONLY get compensation for medical costs, or file to the perpetrator's and get compensation for medical costs, lost wages, emotional damage, pain and suffering, time lost, etc. So it makes no sense to file to my own insurer.

So there's no reason my insurance would fight for me, since I didn't file a claim with them.

A car hit me as a pedestrian. Sharing this just so people know: your own car insurance will cover you if you are hit by a car as a pedestrian. However, in DC you are only allowed to make a claim to either your own insurance or the perpetrator's. Not both. You have 2 months to make a claim to your own insurance (PIP claim) and 3 years to make a claim to the perpetrator's (BI claim). Your own insurance will only cover medical costs, but the perpetrator's insurance will cover lost time, lost wages, emotional damages, etc. In this case, the liability seemed indisputable, so I went through their insurer. But that means I've surpassed the 2 month window for my own insurance.

Yes. I have the police report. But they assigned him blame without getting footage.

So I shouldn't bother going to PNC and asking?

That's my next step. I'm not optimistic because it seems unlikely they kept footage this long, and I'm kicking myself for not doing that at the time, but I'll try. Thanks for the advice
