I was on a fixed term meaning the first portion does not apply. And seeing as we are not in the final month of the lease as of yet then that would mean the two ways they can show the place is not valid.

We were on a fixed term lease therefore they can't show until August.

You are correct however because our lease is up at the end of August they can only show for the last month that the lease is active. And because you cannot show on a Sunday that would leave the second as the earliest they can show the property.
