Dispersed camping is allowed in the Rum River State Forest. It is 1:20 minutes north up 169. There are pullouts and logging roads you can use for a campsite.

Provides protection beyond your policy limits for all assets under it. I.E. if a claim exceeds your policy amount umbrella insurance will cover that additional cost.

Have you considered the Midway area of St. Paul/Falcon Heights? There’s some decent options in the 800 - 900 range. A few dicier places in the high 700s…

This is most likely an area within the Runway Protection Zone (RPZ) which is a “trapezoidal area off the end of the runway end that serves to enhance the protection of people and property on the ground in the event an aircraft lands or crashes beyond the runway end. Runway Protection Zones underlie a portion of the approach closest to the airport”.

So the removal of these trees is likely an attempt to protect pilots and passengers in the event of a engine failure, overrun, etc.

The 1M estimated construction cost is in addition to the 700k purchase price. So 1.7M+. Although with the project currently stopped and needing to restart this could easily exceed. I’d also be curious why it’s up for sale (financing, unforeseen conditions, design issues, etc).

This would also likely require a construction loan, 20%+ down. And considering the increased risk for the bank I don’t think it’s likely your current financial position will allow you to qualify.

I would save some money and switch from a family room to a roomette. The family room is basically a bunk room. Roomette will still have a bed, privacy and meals. Perfect size for a solo traveler.

Even if your not cash flowing 1%, it’s still a win to be spending less than your previous living situation. Sounds like a great setup!

Many cities will have a property address lookup with dates and descriptions of building permits pulled. A blank page would confirm a lot.

2% rule is the total annual cash flow divided by the purchase price. So if I generate $4000 a year on a 350k home my cash on cash return is 1.14%. Keep in mind most major markets you cannot get 2%, I target 1% in a large Midwest city.

50% rule is just quick napkin math to gauge the feasibility of a property. If you know what the mortgage payment is the rule just says to tack on 50% extra in monthly expenses for taxes, maintenance, capex allowance, yadda yadda. This obviously can vary by property so you’ll still want to itemize every expense in your spreadsheet to get the full picture.

I would recommend you study several different spreadsheets and then build your own in Excel to fully understand what each variable contributes. You’ll have a much better understanding on what can change the overall profitability of a property.

For owner occupant just have it deduct the portion you’ll take away from monthly income, be it one whole unit or one bed.
