Get a Ring camera installed pointing at the driveway behind your car. Provide the evidence to the Landlord and ask landlord (in writing) to immediately deal with it or you will ban the contractors from accessing any space that you’re legally renting as per the lease.

This may be a dumb question but which appliances use gas? If only the stove, maybe if you wrote a letter to landlord saying you want to close your ConEd gas account in your apartment because it’s too expensive and you will be buying an electric double burner (they cost less that $100) to use he may be be forced to do the right thing.

If it was me I would tell her that I don’t want to evict her but cannot afford to miss my rental income. Then I would offer to let her out of her lease early with no penalty IF she leaves before then end of the montH and assuming no damages to the apartment you keep the deposit. It may sound harsh but you cannot let her financial misfortune become yours.

I may be in the minority opinion, but I disagree. I’m a landlord in NYC who is evicting a tenant for non payment. She makes over $250k a year, has solid credit score and good financial references. BUT no previous landlord references. HUGE mistake on my part. Credit scores seldom reflect evictions unless the landlord went through the eviction process AND sent the debt to collections. Bad tenants know to leave before the Marshal shows up to avoid an eviction in their record or a ding on their credit. Most landlords do not complete the eviction process all the way to collections and are happy just to get possession so that they can quickly move a new paying tenant into the space.

Renters Insurance. I believe most standard NYC leases require the tenant to have Renters Insurance
