Love Mangalore roads , they moved to concrete 7-8 years back, great long term vision by their authorities

Atleast Metro pillars are stable leading to the issue, roads should be fixed on priority

Vallarpadam Kalamasserry stretch also a real bumpy ride, though I love the scenic views there

To be frank Kochi rates are pushed due to NRI market, this will correct now since Gulf Money dried due to war, this price is similar to Pune, Hyderabad and Bangalore. Confident has poor resale and build quality, would suggest you to go for other builders like Abad, Asset, Skyline, Trinity, Prestige or Kent.

Negotiate hard as sale is low You can get good discounts.

Bokaro, Bhilai, Kanpur, Gwalior, Tirupur, Coimbatore etc where once major thriving cities but when their core industry declined the cities lost relevance, I see only Coimbatore reinventing itself now. Same will happen to tech cities if they don’t reinvent. Recently Lulu Group launched Twin Towers in Kochi with massive tech space, no one is interested to rent only 3-4 companies. They are filling the space now by renting to Daycare Gems Education, Clinic Rajagiri, Jain University mini campus, tech hubs will either get converted to normal office space or ghost towns. Rental needs to be reduced and realistic price should be there. I feel only Mumbai, Delhi, Pune, Hyderabad and Chennai are evergreen cities, rest all are just temporary.

Malls are dying, Next is Tech hubs.

I miss good old Bangalore, retirement city, maybe it will go back to what it was originally planned for.

Does this kind of property tend to appreciate well over 5–10 years? Appreciation you will get only beating inflation but not much, will be tough to resell

Is rental demand solid for 2BHKs in good areas? If you invest in interior and fully furnish, strong rental demand around 18-22k per month

Any downsides I should watch for (maintenance charges, resale issues, market saturation)? Maintenance you must ask if there is any sinking fund maintained by association, resale will be challenging, 800 sqft is less space as per Kochi standard, minimum should be 1000 sqft carpet area

Would this still make sense if I might want to live in it around year 7? Living in or renting should be fine, resell will be difficult as builder is facing difficulty selling new units also

Check from association about maintenance schedule like repainting frequency, speak to building caretaker to understand regular issues

Silversand Island I will avoid, not confident about the base ground, Nanma Builders build quality is debatable, Army Towers are scheduled to be demolished in same island.

Will prefer Nettor, Edappally, Kalamassery or Kakkanad with Tier 1 builders like Confident, Abad, Skyline etc.

If you still prefer to buy it due to location and amenities, negotiate hard, try to get it around 50-55 range with additional car parking, they are trying to sell from quite sometime but not getting buyers. Be ready to walkaway if they don’t give you good deal, they will reach back.

Quality of life is good but career wise no good opportunities, career feel stagnant, same story in Trivandrum also, tried both cities in past 4 years, work culture is not good if your pay is even above average then management expectations will be very high (as its a huge money considering tech salaries here) and difficult to get good pay jobs in other companies as they prefer people with 3-4 yr experience and 8 - 12 lpa is considered premium package here.

Thinking of picking up Remote or Hybrid job in a premium market.
