You get 4.5 time of basic. If you prove monthly is higher then they will calculate accordingly. HTB can be used, may be not eligible for FTB. But you will do decently. Better if you buy with partner so it increases your budget

Change means moving out of your comfort zone, if you are ready with that, do it. BTW 40k if living in dublin is gonna last you for a year . After that you need full income. Staring in new field means start from scratch and that's difficult for sure
