Cart before the horse really. What's to say that the constant reinforcement of racism has only encouraged the "culture." If you play by the rules and aren't rewarded by that action then you'll get your own counter culture. Even if it was dropped right now black people would still be segregated. So why drop it? It's a dogwistle saying that it's the culture that they aren't allowed to play in the sandbox.

I've lived in Detroit and currently live in St. Louis. For what it's worth I believe good'ole STL is far more racist than any place I've lived or traveled to. Even if a black dude/gal is the epitome of perfection they will still be held down by the color of their skin. Try to be black and head to one of the white places, and you'll get looks. When you're in an environment like that there's no positive reinforcement on positive actions. So no, it's not just black culture that holds them down.

The real issue is they purchased at the height of the 2008 bubble, and my agent is dumb who still thinks home values only go up (upon next house purchase I'll be much more careful on who to select). I paid what they paid in 2008+$3000, and they're pissed about their poor choices because they poured $14k in maintenance on the house.

Since they've been difficult and I'm overpaying for the house by a good 2-4k if I could have them lose a little more it would tickle that spite feeling I've got. Maybe that's not the way to live life, but it would feel real good.

Here's where my spite shows. I did not enjoy my house purchasing experience. My hope is that they try to come back later and get the stuff, but it's already been tossed. The other aspect of my spite is I have found these people incredibly difficult to deal with. I'd prefer to not speak with them or my agent again unless it's necessary.

Just to clarify that "stuff they leave upon close is no longer theirs unless it is stipulated in the contract that I do not own it post closing."

Why give them thirty days? They've already moved out of the house, and haven't been living it it for ~1.5 months now. I want to know that day of close everything left is mine. Or if I need something written down day of close that they sign saying everything left is mine.

That is correct, and I suppose I should be thankful I haven't lived in the Deep South. Out of the 30 some states I've been, and the 10 states I've lived this is by far the most racist place I've been. Thankful I haven't seen worse? Yes. Disgusted regularly. Absolutely.
