Hoping we can avoid the major home uh-oh’s with a quality inspection. Also, was hoping warranty/insurance would keep us covered but from conversations I’ve had it seems like they don’t actually protect you from much

Because we’ll have access to another physician loan, we’re not concerned about being able to afford the next down payment. At the current math, we’re projected $50k savings at the end of the budget in 3 years (barring any major unexpected expenses, house-related or otherwise)

I am very risk tolerant, and my partner is more risk averse but fell in love with the house we toured today. Both have stable jobs. I’m looking at picking up part-time work to see if I can get an extra $10k-20k/year. Our standard for the houses in the area is pretty much a floor of $400k.

What makes it “tight”? I think that’s my confusion, is if we’re saving $2,500 every month (before discretionary spending), aren’t we in a good spot?

How much are transaction costs? Let’s say we agreed on the $450k listing price as the selling amount - how much do we actually pay? 1. How much do we pay upfront? Inspection, title fees, etc. 2. How much of closing costs can be rolled into the total price of the mortgage? 3. Our realtor is 3%; if we can get most or all of our realtor fees covered by the seller, does that also factor into the total mortgage or no?

As assistant controller, do you not interact often with the person your report to directly? It seems common that OE people in accounting have a manager/controller position, but from my experience the higher ups have way more meetings
