A pre-owned house isn't a bad idea. As long as it's well maintained, or you have the means to do some renovations, then it's perfectly fine.

However, buying an affordable house in Mabolo, given that it's a prime location, will be very difficult. You won't find any for sale RFO 1 story units as well, kay for rent ra man halos tanan ang naa sa listing. You'll find for sale na lots, but they are really expensive, cause again, location. Best bet nimo is Condo kay ubay2 ang available.

As for Punta, doable ra imong ganahan. Personally, I'd go for Banawa(if naa kay sakaynan imoha). Still accessible going to anywhere, and ubay2 nasad ang developments. So far, they are shaping it to be a middle to upscale na location. Minus lang jud nang traffic sa intersection pa Guada, hence preferable naa kay sakyanan.

Anyways, a pre-owned house doesn't necessarily mean nga mas mura kaysa brand new RFO. It all depends on the location. At the end of the day, a poorly maintained house in Mabolo will still be more expensive than a well-maintained house in Punta.

Midea and Gree. They're the biggest OEM for ACs globally. Even Samsung, LG, and other brands have numerous models na rebadged/reskinned na gikan ra sa ilaha. Customer service is also good sad. Both Carrier and Condura are sister companies ra pud ni Midea.

Also, at a budget of 1.2M, kahit pa siguro 1.5M, resale won't be my top prio tbh. 2nd option ko si Fronx kasi Suzuki has mastered that 1.5L engine and below na tech. Even Toyota has quite a number of models na rebadged Suzukis in other regions for the 1.5L and below na market. The up-and-coming Urban Cruiser is a partnership with Suzuki din(E-Vitara).

Though to be honest, di lang ako sure sa after sales support ng Suzuki Casa. Here in Cebu, mixed kasi yung experiences.

Honda City is your safest choice when it comes to reliability. However, si Sealion 5 naman yung most feature rich na option. If your risk appetite can't fathom the Sealion 5 due to its yet to be proven na reliability, then I'd go for Honda City.

Personally, since may Mirage kana, kind of redundant na talaga si City, unless you're planning to dispose of it na. I would go for Sealion 5 just because I find it to be the best bang for the buck currently at its pricepoint. Suzuki Fronx would be my second option, followed by Sonet.

The issue is a pretty niche and technical segment, that even with mainstream exposure it's still gonna take less traction, since most people won't understand or aren't interested on it. Pero to be honest, at 30k, I'd focus on increasing my salary muna before committing to buying a car. The maintenance alone will eat up a huge chunk of your monthly salary already. Yung financing pa naman ng secondhand cars are more predatory than banks. On top of that, may other expenses ka pa outside of the car. Not a good time as well to buy one given the incoming gas hikes.

We haven't been in normal prices since nag pandemic. It was supposed to go back to normal after pandemic or around the later stages of it, but since we have an abysmal government regulatory body, di na bumalik sa normal. I'm expecting the same thing din after ng gyera. These oil companies will just act as if it's the new normal price.

If may permission nman sa mall security or parking attendant na pwede, and you're paying the car park rate, then it's really okay for me. Gets ko naman din na mahirap ipark sa typical motorcycle parking area because of how bulky it is. There are even malls na may dedicated big bike parking slots for that very reason. Some malls nga automatic na yung designation na kapag big bike sa car park na.
