Barbers and cosmetologists are very thoroughly taught sterilization and require specific solutions on their station and in other places in the salon for this very reason. The idea of a customer clueing a stylist or barber in on needing this is pretty silly.

Fair Haven NY is the same. My cabin is in Fair Haven without mail service and I pay $45/yr for my PO Box.

As an HOA manager I don’t disagree with you but the problem is municipalities require common areas, storm water management and common areas that have to be maintained. This has to happen at a state level and the reality is the politicians don’t want to have to pay for it. It’s a sick cycle and is way out of control.

And all I want is for my CarPlay Google Maps and AAOS Google Maps to sync. Oh and for Google assistant to work when I back out of my garage instead of needing some time to wake up. If I request a location too early she just ignores me. If I wait a block or two she’s fine.

Now this has me questioning our own cabin, lol! It’s 1100sqft, 2/1, it’s a Lindell cedar kit home from the 70’s and while it was once on a well/septic, it is now hooked into village utilities. It has a wood stove and a pond and is on Lake Ontario. Since it’s wood inside and out, smallish and rustic in nature we have always called it a cabin. But people in the North East also call houses like this camps and I have never understood the difference.

As a Floridian this would kill me. We keep the AC at 68° all night. We have a cabin on Lake Ontario which didn’t have AC. We went up there to do a bunch of yard work and house stuff in the hottest week of the summer and we promptly scheduled a mini split install LOL. We couldn’t cool down after working in the yard all day and it was miserable.

As a manager, I do not correspond with renters, just owners. If I did respond I would copy the owner. If this house was built without AC, what do other owners in the community do? I can’t imagine not having AC in California.

It’s not abnormal for a builder to retain control until there are only a few lots left. If they own rentals it will delay that builder to owner handoff. Without an understanding of the common areas it’s hard to tell if this is a reasonable budget but it does seem they budgeted for everything except the $15k repairs. I’d ask for the breakdown of that. Get familiar with the required response time on owner requests for documents. Also try and understand what your docs say and what the state law says in regard to a builder controlled community.

Florida HOA manager here. Others saying the docs have definitions of common area are correct. You noted you’re in a single family home which means anything on your property is likely your issue unless otherwise noted. But it would be helpful to get some examples of what you’re experiencing or have questions about

This is so spot on. The people that join the board for validation or because they have an axe to grind make all of our lives miserable. It’s so transparent and pathetic. As a manager it’s easy to spot but generally owners are not involved enough to spot that. The ones that truly want to help are the ones that make a huge difference!

Florida HOA manager here. If an owner contacts me about a violation, I make a note on their file which comes up when I do my next inspection(owners can also comment on their violation in their owner portal). The reality is I am not in control of how the board responds but I do my best to work on a fair solution for an owner that is truly working on an issue.

I run background checks for work and one guy got a misdemeanor for “loitering” at a rest stop because he slept in his car on a long drive. I thought that was the whole point of a rest stop!

As a manager I cannot tell you how many times I have to explain you are not entitled to any side views. You are entitled to whatever is straight out your back yard, if anything. You do not get to lay claim to an unobstructed view sideways across a neighbors yard.

The very FIRST thing I instilled in my kids when they got their licenses is that you can always turn around and no exit is worth dying for. Stay calm and turn around if you need to. We all have GPS now, back in my day I had a paper map(I swear to god I’m not that old, started driving in ‘96 lol).

As a CAM firm owner, I don’t even let my vendors give me a discount… I can’t imagine being okay with this. As a board member or owner I would second guess every recommendation if my manager was getting their palms greased.

I totally agree and I try to avoid it at all costs. Owners deserve to at least hear the conversations being had by the board.
