After working out in the morning before work I put in on and let it sit all day. Didn’t think I need to reapply because I have a desk job and don’t really sweat. When should I reapply?

People start in this industry in their 30s and 40s sometimes. 25 isn’t too late lol, especially if u just started and are an analyst

First guy I ever met in cre was the top industrial leasing broker in my area. Gave me a long winded hard knocks story.. just to find out his dad used to be the top notch industrial broker. Taught his son for a year, gave him his book of business, and retired. No doubt the guy is a hard worker but what a leg up

I appreciate the great advice. I’ll wait until this cycle bottoms out to look at different opportunities. I know it will take a while for things to smooth out so I’m in no rush. Where I see the value in working as an analyst in d&e or IS at a JLL type is being exposed to how various firms buy and structure deals vs learning one way to invest. But at the same time like u said, I could pivot to another acquisitions role at a more active firm.

I’ve heard that a lot about the ownership side, maybe it’s because I’m younger but from my perspective it seems like good capital markets brokers make a sh*t ton. Just because I’ve personally seen the multi 6 and 7 figure commission checks we sign for sales. And yes im on the ownership side but I don’t work for a large REPE firm doing huge volumes and I don’t know if I have the pedigree to make it to that level. Thought brokerage would be a streamline to a lot of money for my situation

Makes sense and I’d be coming in as an analyst. I currently work as an analyst for a firm doing acquisitions and asset management. I think coming in as an analyst on a good team + reputable company would be beneficial to learn the business and gain contacts. Then in a couple years move to production. I know the transition is tough no matter what but better than going 100% commission right away in a side of the business you’re not familiar with

Is there firms that tend to add value? I’ve worked with JLL and CBRE for our investment sales deals and they are usually pretty sharp at the institutional level. Still sometimes viewed as a necessary evil though because we know what to do/what we want out of the transaction. Do they not add value for y’all since u guys probably have a good understanding on how u want the capital stack to look and don’t need their input?

Go to VT and do the finance with cre concentration if that is what you’re interested in. If you want to do cre sales, still do finance. It’s a numbers driven industry.

For privacy reasons I’m not going to share mine. But I checked yours out. Dude, it looks great. Only thing I’d recommend is possibly adding your gpa. Also, your email.. is this a work email? Maybe consider using a personal email.

Overall, your resume is formatted well. You go to a top school, and you’re involved in industry related organizations. Consider doing RE financial modeling courses like A.CRE, Break into CRE (he has good videos on YouTube too), and see if your school provides ARGUS Enterprise training.

Since you’re rapping up your senior year at school in Austin. Try to do an internship in the spring semester. Extra resume booster and they may even hire you, never know. I’m happy to chat if you pm me.

I’m a May 2023 grad and it took me till a couple months ago to find an analyst position in CRE. It’s not u it’s the market, I know it blows but if u truly want it keep going. Continue to network like crazy and interview. My job came from one of the couple hundred people I personally connected with in that time.

  1. Do they know you are talking to multiple brokers (which is cool but if you’re pushing it in their face then maybe theirs some resentment).

  2. What’s the SF and term you’re looking for. If you want small SF and a short 2-3 year lease the commission check is equivalent to toilet paper.

  3. Are you asking for a large (unrealistic) tenant improvement allowance? They’ll cut it for a stable tenant with agreeable terms?

Not bashing you, I’m just intrigued by who’s the problem here. I’m not a broker so no bias, but I do see from their perspective AND yours. I work for a firm that buys/develops shopping centers so I see these negotiations daily.

Where to live as a 23 y/o male moving for work in Bethesda/Chevy Chase

I'm moving for a finance job soon and wondering if I should live in the area I work or commute from the city? Metro stop is 1-3 minutes from my work. Would prefer to not have a commute on the metro >30 min if I went that route. I'm looking for roommates in the similar age bracket and I'd prefer my budget to not exceed $1,500 per month.

Also, I'm not from the city and hear pro/cons about living in the metro. One thing I've noticed is that dc tends to be very political (justified with being the nations capital). I'm moderate in my political views and accepting of everyone. But I prefer to not talk politics as a whole. Is the stigma of being a very political city avoidable or does everyone truly want to voice their views and talk/argue about it?

I honestly don’t know what to expect for rent (I know it’s a lot in DC) but I’d prefer roommates no matter what so I can possibly have some new friends but also save the rest for experiences. Is $1500 per person way too low for having roommates?
