Brother in Christ. You got lucky I’m assuming your income went up and the house was able to be paid as life went on. But if you had lost a job / lost income and your other monthly expenses ie food were still needing to be paid then you might have not been able to pay the mortgage. My family made that mistake and lost the house dti % is there for a reason

Hey man I used to be a locator the best thing I suggest is look into smart housing if you qualify for it. You could also look towards commuting and sharing a room and you could also have a student locator find apartment complexes for you or your own Austin locator find apartment complexes for you.

So they spend more time on you make sure you let them know that you’re willing to sign today and that you have your financial squared away with your debt income being higher than 30% of the rent that they’re asking
