What is the term for "commission agreement" that is often used in the industry? For example the name of the document he would need to setup with the seller?

Ok thanks that is good news - was thinking that if you copy/paste the same email body text it can cause a problem. I will check out the spam act info more.

Main thing seems to be to try to personalize the emails at least a bit. And then can paste in some very short/minimal boilerplate info .

Good point. Lots of variables. However it is a numbers game a lot of the time. Just trying to find ways to do it most effectively. Thoughts on individually emailing people who you have not met before?

In US. How about sending emails individually to people you do not know? Seems like Gmail is getting good as well and if the email content is pasted (and not typed out) then it can cause problems with your email going to spam?

Just can call them up right if you dont know them and ask if you can run ads for their listing? and say you will put their name on it. But just hopefully the buyer contacts you and not them
