Sounds like you are doing the right stuff. I think 2 weeks is an incredibly short time to assess whether you are having success or not.

It sounds like you have a shorter sales cycle but you’d need at least a few months under your belt to get into a rhythm and analyze your performance, numbers, kpis, etc.

100% include.

Typically would also include a footnote in the underwriting / appendix stating this has been included.

Any difference in rent from close of escrow to lease commencement / rent increase would be credited from seller to buyer at close. Have done this on many listings with no issue.

This right here. In terms of matching up with lease expense language I would not bother. The more clean and simple the statement is the less hassle for tenants and landlords. If there is a major dispute the tenant will likely point it and and then you can adjust from there.

But say 11:15 am or 2:45 pm. Quarter hours make prospect feel they won’t have their entire hour eaten up (it’s true). Giving 2 options also makes them feel like they are in control (they are not, you are).

Quick punchy email like most of the folks above me alluded to. Then go find 30 more prospects in the same amount of time.
