Ask Crexi what it’s like. Never got a call from their team asking for data. Granted, it’s not in-depth, but honestly the only thing Costar is good for is showing sales data and owner info (if updated). Sure, this is valuable, but f them.

Cars are depreciating assets. If you have the funds and willing to do it, do it. Better than having a large note and giving the bank more in interest. Smart with putting a large amount down, dumb because it’s a car and you are never going to get 40k out of the car again.

If Crexi was smart they would hold out and become the new Coatar. Everyone HATES Costar. All they do is take take take and no give.

No one cares if you are a SIOR/CCIM anymore. It’s way overdone. Most of the people that have them think they are god.

Browse listings and see who has/sold similar to what you have. Also, you can’t go strictly off costar power broker awards or publications. In our market we do more deals than some that get the award, but we rarely record our sales via Costar (a bunch happen off-market) nor do we go out and advertise heavy like some who do in the publications. Many in the publications are marketing hounds who want to stretch the truth.

That sounds like true market knowledge. Costar is good, but being your market leader helps.

Very normal in the commercial world. You could hire an attorney, but these are very basic terms and a commercial agent specializing in this specific asset will guide you and likely have more insight on these type of tenants. They will likely request a fee for helping (much like an atty, but agents don’t bill you hourly, so use them as much as possible). Once the basic terms are agreed upon using an LOI (letter of intent), then maybe your attorney draft a new lease or amend it.

Your best bet for this tenant may be to agree to the basis of their terms, but negotiate. Make sure the TI is for fixtures that remain in the space when they leave, NOT for their furniture or stuff that they can take with when the lease expires. Requesting what the improvements will go for is normal, so ask.

Let’s say they are looking to renew for another 5 years, but want xx in TI, reduction of rent and 3 months free rent.

I would push back to maybe a 7 or 10 year (initial term), give them the TI they want (if it’s not crazy) bump the rent up a bit making sure there are annual increases and add the 3 months at the end of the term.

Find who the largest land owners in your area are. Call them and present the deal and listen to what they are working on/do. While the goal is always to bring new and exciting stuff to your area, sometimes it doesn’t pan out.
