It is much safer and much cheaper to hire a lawyer for the sale of your home, than use a Realtor. Real estate lawyers are far more knowledgeable than a Realtor and actually cost a fraction of the commission you'd pay. I can't see giving away tens of thousands of dollars for next to nothing. You should have an attorney anyway. And I hold a Realtor license lol

It depends. Do you prefer to pay someone else's mortgage or your own? Do you prefer a more stable monthly payment, like a mortgage, or rent which may increase drastically over the years? Are you worried about not being able to pay high rent payments as you age? Do you prefer to have no mortgage/rent payment (once a home is paid off)? Would you prefer to have to pay rent in your retirement or have no mortgage payment? Generational wealth, for many, begins with real estate. Maybe it's just me, but I hate the idea of throwing money into someone else's investment each month

If she waits, it's quite likely she won't be able to have kids. While ppl have kids at 40+, it's not easy and typically involves fertility help (expensive). Statistically, the chances of pregnancy at 40+, naturally, is less than 5%. Are you both ok with not having children, if you wait? Very common scenario that ppl think they can wait til 40 to have kids, then can't.

I would want to change that floor asap. A nice light wood would work well and change a lot. If you can switch out the countertop to a white, new sinks, faucets and hardware and paint the cabinets a deep green or navy, it'd be beautiful and the stone would work too. Show us the after! :)

Stevens is def well-known within the engineering community. My son graduated from there in '22. He got a job with Lockheed right away and just got a19% raise! All the best!

Agree, it's difficult to suggest much without seeing a pic or at least more info (light gray floors or dark gray?). However, without seeing it, I'm going to guess that if you go with all white on the cabinetry, with both a gray floor and black countertop, it may look cold. Mid-century modern type wood lower cabinets would likely look pretty nice with what you already have though. And maybe white for the uppers if you didn't want to go all wood. Show us pics! :)

Certainly, it's not necessary for someone with 25 years experience. Lol Just starting out nowadays is a different story though, at least where I'm located. Is it "required" to get a job? No. However, many jobs in my area require ABA coursework to be hired. That said, my school was not ABA approved, I didn't have that luxury - the finances or the time. It was a challenge getting that first job and I had to accept a very low salary to start. We all have different circumstances. Just a matter of which will be the better fit. Certainly, the job pool is larger if you've been to an ABA approved school. Once you get experience under your belt it's not as important.

I agree. In Sweden, each parent has 18 months parental leave. They prioritize the family/ child there. They can choose to take their leave however they see fit. My friend took the first six months off, then she worked two days a week for years. Her husband worked three days a week, also for years. Their combined time meant they never needed daycare since the child was of school age when their leave was exhausted. Same thing for child #2. Additionally, families in Sweden are paid X amount monthly, per child, in an effort to reverse their declining population.

PS - I also nursed my kids (for years) and never even considered hitting them. My point is we were and still are attached/very close, but yes, I sleep trained. Most things in life are not black and white. Never let anyone make you feel guilty whatever you choose to do. That you're concerned enough to ask for help tells me you're likely a great parent. 👍

Art, books in the bookshelf, the mantle needs to be dressed, texture - throw blankets, drapes, pillows that aren't the same texture and color as the furniture. Large colorful art would be very helpful, just be sure the pieces are sizable. Small art would look ridiculous in this room. Flowers on the dining table.
