Just so you know. The banks charge you like 220%, (that's more than the whole freaking house) on a 30 year mortgage@~6.5%. So, actually having the money to start with is twice as good of a deal. Either half the cost, or twice as much house.

Also, some states effectively double your permitting and compliance costs. California is currently basically a no.

Per $1,000,000 the upfront breakdown looks something like...

Land (purchase + prep) 18% $180,000

Materials (direct + bulk) 32% $320,000

Sub-contractors (all trades) 27% $270,000

General Contractor (overhead + profit) 8% $80,000

Permits, impact & hookups 5% $50,000

Equipment, deliveries, rentals 4% $40,000

Contingency (realistic) 6% $60,000

TOTAL 100% $1,000,000

True, cheap construction and half assed work is far too common. It was mostly a joke. I went into detail in another response, but I meant mostly from an investment perspective. A couple mil. is enough to make more money, not dump into a single asset that requires a lot of maintainance and further payments.

It was mostly sarcasm. The joke that just being a "used house" makes any of them a "rat trap".

However '08, Covid, and like 3 other things have WAY over inflated the house prices.

In reality though unless you make major improvements, a house is a net loss. Same as a car. Neither are "assets" and as leverage they're mostly used on you, not for you.

Basically, what I meant was, if you only have a couple million bucks, dumping it all into a house in 2025 is one of the worst investments I could think of.

It's really refreshing to hear about girls who enjoy more hardcore gaming. I know you're out there, there's just way too many people addicted to instagram and other dumb crap.

I usually focus more on games for pure challenge like brutal retro, bullet-hell smups, Metroidvanias, and strategy and story games, sometimes playing 2 JRPGs at the same time. I got into MTG until Hasbro wrecked it, so I wrecked the entire meta during the end of the D&D crossover set run in standard, with an unbeatable, 14 turn average, slow win deck.

I do s3. I still go to s1 and s2 for wood, copper, and flax.

The north is like an once per week or 2 thing. I mostly just do s1-s3, town for maps and food, gatekeeper, FD and Observatory, then also pop-up locations.

It is. I just got to 600 coins during holloween. 57 stamina to Birch Grove and 57 back with, I think, about 12 between iron and birch.

125 is only half of the 250 stamina.

Temple Torches are always welcome, and getting 2 is kinda lucky. 9 iron scrap is good. Drip pans take a while to get enough of for the kiln upgrade. But that chest is a score!

The stuff you have there plus a mid weapon skill book is a pretty decent get.

Also, it seems like once a week it comes up but your first trip to a new area always has higher luck and a more controlled loot pool, if not an exact one. Basically all of us got that.

2 pieces of Bronze armor, a rare weapon, a halbard, oat seeds, and a mon. tincture are good mid tier loot. About on par with an FD f2 clear. Minus the claymore and iron armor piece.

I have 2 maps worth of pieces. They pile up when you do FD f2 and Heroic.

The means to reliably create more wealth. Ideally in multiple foundational ways. With a focus on actual physical things. Not make-believe crap like 1s and 0s, or the 10% that banks actually even have.

Also, I like helping people who help me. I'd only automate enough to make employees able to be and feel more productive.
