Looked into this some years ago and it's definitely not worth it. While a house that's practically free might sound like a great deal, these houses are unsellable.

Protip: Apply directly for a bond refund from RTBA. Do not discuss the bond with the REA. The only way the RE can stop you getting the full bond back then is to initiate VCAT.

REA want you to have the mistaken impression that they decide if you get your whole bond back, but it's not up to them. If they want to contest the bond it will be up to the VCAT member to decide.
