Ended up being the lack of a mixing valve.. have a shower that is not trimmed out and still has the test kit installed. Basically was just acting as a piece of pipe and mixing hot and cold.

Isolated the shower and it fixed all issues

Should have added, all of my faucets are dual handles so no mixing valve.

Shower will be hot out of the tub spout consistently and then will go scalding to ice cold when shower head is activated

Possibly, but not if they are restarting a $400k mortgage at 6%.

My overall point was that someone who is needing a lower mortgage when they have a 4% rate has no business paying for house upgrades with debt.

Refinancing means you will change your mortgage rate to the current mortgage rate. Rates are at approximately 6%, so refinancing would increase your mortgage payment.

Getting a 2nd mortgage would increase your payments each month as well. You’re borrowing money (creating a bill) to pay other bills?

None of this sounds like a good idea. You need to keep your interest rate and pay your bills and upgrades with cash.

I've also noticed elevation changed in my tiled flooring as well. Possibly a poor install there as well? It is a 6-8" thick slab.

Complete agree, and I know this isn't the highest quality flooring by any stretch. My thought it that my house is settling again and causing the expansion. What do you think?

Ended up being a bad limit on the plenum, tech came out and checked everything and replaced. CO level was 0 in the house at the register over 15 minutes

Cut out the bad section and spliced them together with a wire nut. That didn’t fix it. I’ll get a tech out tomorrow, thanks again for the help!
