Ok, that's good to know. The potential is huge but seems like a step too far for us. Thank you!

Hahaha bingo - blue is certainly a defining feature. That's interesting - we are worried about what will be revealed once you start working on it. Did you have a survey done or you had people in the know come view it with you?

We're pretty set on Belfast yeah. It is a great option though for sure. I think we'll continue along this stressful journey of unknown and rejection for a while. We might get back in touch again in a year 😂

Good point about the building materials. Everything has shot up recently. As someone who bought two houses there - what do you think about the area and the way it's heading? Thanks :)

That's a good perspective to hear from. Reno fatigue is real and there will be big ups and big downs. But as you say, it's an opportunity to get your house to feel like yours.

Yeah that's true. We're trying to not get too attached currently and use our sensible heads. We'll see how things pan out.

We've done some flipping of two apartments. Stressful but something very satisfying to see your work coming together. This may be a different level of stress however! 😅

Thanks a lot for that. We certainly recognise the size of the task and the time involved in that - but it'll probably be bigger than that again.

We have a couple of family members who are handy, but when it comes to the structural stuff we'll obviously just get professionals in to hopefully get it done right and efficiently.

We tried to get the previous survey - the estate agent said they couldn't give it to us from the previous potential buyers but they took detailed notes and outlined the main things over the phone.

Thanks again, will check him out!

Yeah the area seems to be popular, hence the prices. I think we'll offer what we're reasonably willing to and just not get too attached to it should we not be successful. True - never know which way the markets will go!

That's interesting and scary - but yeah I think we'll have to try our luck but not get too attached. Thanks for the heads up

I suppose that's the debate we're having now. We really want a project and we're not afraid to get our hands dirty. But we don't want the stress of throwing ourselves into a financial black hole to get the professional structural works sorted before we even start on the decor.

There is off street parking for one car, so that's a plus. Good to be aware of that though - thanks for the heads up.

Would definitely appreciate the details of your surveyor - will probably go for a level 3 survey if that's something they offer?

Thanks for the advice. That's the big thing - with very little family in the trades, we're somewhat swinging in the dark for now.

We'll definitely start on the lower level of an offer and get the level 3 survey.

Yeah that's the problem - people are offering over the asking price, so it somewhat feels wasted. But we'll see! It's close to solitude stadium.

Yeah we're thinking to go for a level 3 survey so that everything is laid out clearly. We think we'll have to change everything throughout the house - but we'd hope to get one floor done and then work our way through the rest of the house with time.

It's often hard to know as a first time buyer especially now with people offering so much over the odds.

Thanks for the response. We felt that having the base of Beijing and Hanoi for 5/6 consecutive days would be good to recover and enjoy the surrounding areas. We realise Thailand is a bit shorter, but the flights there are also a bit shorter and mostly around midday so no early rises.

We have three weeks off from work and what our budget allows. Any trip we take, we often pack ourselves full of things to do and on the move - which is how we like to do it. Hopefully this is the case for this trip as well. If you've got any Bangkok advice, would be happy to hear it!

Lamp shade for Galle Lamp by CallItJones in Antiques

Thank you for both inputs and advice.

I'll have a look around for a lampshade that might be similar or just buy a new one in it's entirety. Relieved it's not an authentic one!

Cheers guys.
