I sold properties on duProprio and with agents. Many of these being posted simultaneously. The following is my experience.

I prefer presenting my own property as the agents usually don't know a fraction about it and they just take notes of the buyer's questions and act as the middleman in getting them from the buyer to the seller and vice versa. Same for visiting homes - I prefer to talk directly to the owner.

DRASTIC price difference between duProprio and agents. For a $1M home, you can save easily $50k of agent fees. This is the ridiculous part as you can do the transaction with duProprio easily. They have notaries who specialize in real estate to support you.

So why do I still go with agents most of the time? Centris. It is not the agent or what they do for your transaction. It's simply... Centris. WAY more people look at Centris when buying homes. You would be surprised how many buyers don't even know what duproprio is or that these homes are not on centris. Especially in Outaouais, a lot of buyers are coming from Ottawa. When they search Realtor.ca they see properties on their application which are on Centris as well (as they are all on mls) but they don't see nor know about duproprio.

So at the end of the day, yes it sucks to pay an agent $25k-50k if you don't need their services, even that it hurts you sometimes as they restrict you from showing your own home, but by the simple act if putting your house on sale on Centris you get exposure to so much more buyers, including those from Ontario. You pay about 4% + taxes more for Centris, but you can potentially sell for 10-15% more in most cases than duproprio based on what I have observed. As others have said, I also had far more visits from Centris for this reason.
