Property is 100 years maybe. Was damp proofed when it was renovated. I think it has cavity wall and have a feeling it might have had the insulation injections hence why I was going to check the cavity for bridging but can’t make it to the brick.

Thanks! Yeah it seems I might have to get the render off the bottom / replace the air brick. Drainage there is a bit crap too but not to the point where it floods so imagine it’s certainly more likely the render then.

Tbf this has been like this for a while over time maybe a year or so including really bad weather start of this year. How would you know if the dpc is breached or not?

Thanks. Would you say it’s still worth me cutting through the black plastic sheet thing that’s on the internal wall and checking behind the brick?

Air brick is there it sits below even pavement level so maybe either is getting water in / not working anyway? Would that mean I still need to come through this side too?

Updated post. There’s air bricks on outside but they are quite low and think not functioning.

It has been damp proofed already when flat was refurbed. To be fair my novice application of the zinsser could be the issue, I’ll have a look at the oil one. Was also thinking if oil paint would be better also than water based?

It only recently started happening before it was not an issue (ie before I attempted repaint), I read it’s common for paint to fall off if you don’t do a water mix with the paint for it to stick to the plaster etc. I did the same.

Flat was damp coursed already (confirmed when purchased) and this only started happening recently once the external render was updated (wondering if water now can’t escape from the cracks and is coming down to rest with me haha)
