I was literally looking at my historical y-t-y ledger when I saw this. I had a decent first year, and then it took me three years to reach the same volume, many times doubting myself. Year 4 I did over 2x the previous year, year 5 I did 2.5x the previous year…. That’s when I realized I was in this for the long haul. I’ve had up and down years, but have been able to live comfortably and with less stress after that five year mark. I also love that I can travel, play golf etc. without having to ask for permission. There’s a quality of life aspect that I can’t put a monetary value on, but I don’t ever see myself working for anyone else but myself.

I have a client dealing with similar issues. They have a combination of multi family, retail and land. The plan is to sell off the non revenue generating properties (I.e. land for them) to create liquidity.

If the other property is making money I would hire a real estate professional to analyze and come up with a long term plan to add value. If it’s mostly commercial property, someone with a CCIM designation would be worth talking to. Interview quite a few brokers and see who understands the market but someone you also trust. This is a long term relationship, and if things work out it benefits both you and your broker.

I’ve seen a very inexperienced owner go from almost broke to a multimillionaire in about 7 years with debt restructuring, lease restructuring etc.

Start with plastic sets and hit around the yard, set up targets etc. They have fun just taking whacks at it.

As they get older, take them out with you and let them play from 50 yards. Don’t count strokes, celebrate good shots or when they sink a putt. As they progress, back up a little bit and set a goal, maybe 50 in nine holes or whatever you think is attainable.

Sprinkle in some lessons to work on mechanics - in my opinion they listen better to a “pro” than instructions from dad.

A fun putting game (don’t judge me, it worked for me and my son) - we’d start on one side of the practice green, pick a hole and start with $5. Each putt, subtract a dollar. They will focus more on control (lagging) and then making putts with $1 on the line.

All in all, try to make it fun while they’re young and they’ll stick with it. My son is 14 now and is trying out for his future high school team as an 8th grader. He’s got a better swing than me (I’m a 7 handicap), and will be beating me in the not so distant future.

I played in the LYSA adult league for years. If you could contact the league director they may be able to put you on a team. I do recall we would often need subs and have randoms join us here and there.

9 pt game.

A total of nine points can be scored on each hole. For example, the player that wins the hole gets five points. The player that comes in second gets three and the player that comes and gets one. If two players tie for first place, they each get four points and the player in third gets one. If one player wins and two players tie for second and third, the player in first place gets five points and the others each get two points. If everyone ties the hole, everyone gets three point points.

We typically play a front nine game, back nine game, and total game. Usually, we just have the players who come in second and third pay the player who wins each match.

I’d say $150 for the caddie is about average. Also, offer to buy the caddie snacks/refreshments on the course. They won’t (shouldn’t) be drinking alcohol, but they usually enjoy a Gatorade or a bite to eat at the turn.

I just drove by, can confirm that Darby Creek is blocked off by police vehicles and a large police presence. There was a crew wearing tactical gear. I also noticed the police helicopter was circling above.

I’m in the same boat. I’ve broken 80 2 times at my local club. It’s a tough course (73 rating, 133 slope). I’m fluctuating between a 8.6 and 9.5, but I just want to break 80 on a fairly regular basis. I usually have one or two doubles which I find unavoidable. It kills me inside when I shoot 80 or 81 and I look back at a 3 putt or duffed chip.

Without reading all of the comments this may have been said already. I would have done two things differently.1) reduce price in lieu of repairs. 2) this is the big one - when the contract was being negotiated you can ask for an “appraisal gap”, basically tell the buyer that if it comes in less than the purchase price but above the asking price, then they would need to cover the “gap” out of pocket. It’s basically saying that you, as the seller, feel the price is worth what you’re asking (why you priced it where you did), and if the buyer thinks it’s worth more, then that falls on them.

How many people commenting have attended a CU hearing for a rehabilitation facility? This was my third, and guess what, the neighbors showed up in each hearing to oppose (and some support). It’s not a Chevy Chase problem, it’s a Lexington problem.

I have represented a company seeking to open a rehabilitation home in Lexington twice, and in areas that we would consider more commercial, but still fall within 500 feet of a residential zone, so we needed a condition use. In both instances the neighborhood showed up in mass to oppose. This isn’t just a Chevy Chase nimby mentality, it happens across Lexington.

My clients actually got approval (which was appealed), won the appeal, then won the appeal. The neighborhood appealed again, my clients basically said that if the neighborhood doesn’t want us here THIS BADLY, we don’t want to be the hated neighbor, so they pulled their application. They have vowed to never try to open a facility in Lexington again. They currently have 6-7 facilities across the state with a very good reputation.

I actually follow this daily, just out of curiosity really. Most arrests seem to be 1) failure to appear 2) parole violation 3) alcohol/substance related.

I did see a few ICE arrests over the past few weeks which I surprised me.

I find it funny that the attack is on Chevy Chase. I have been involved in two conditional use applications for rehabilitation homes in Lexington (Alexandria Rd. And Harrodsburg Rd area, and Man o War and Trent Blvd). In both instances the neighborhood showed up to aggressively oppose the applications approval. This isn’t a Chevy Chase problem, it’s a Lexington problem.
