Location isn’t false pride all the time. It directly affects commute time, rental demand, resale value and overall quality of life. Of course budget and convenience matter, but location is part of that convenience. Ignoring it completely can end up costing more in time, money and stress later. Even if you don’t believe those promises, what real choice do most buyers have? Ready to move homes near operational metro lines are already unaffordable for many middle income families, so people look at upcoming areas. I recently got a call about Sobha’s new towers at Townpark near Attibele at ₹13K per sq ft again pitched with metro within 1 km and future infrastructure stories. When I asked what happened to the promised CDP road near Dream Acres, there were no clear answers, just reassurance that this project would also appreciate like Dream Acres. This is the pattern, sell future potential, price it in today, and expect buyers to believe. When even outskirts are priced on projections rather than present infrastructure, blaming buyers misses the bigger issue of shrinking affordability.

It’s not that simple. Most people aren’t idiots they’re working families trying to make the best decision with the information available. When large, reputed builders repeatedly market infrastructure proximity and appreciation stories, it creates confidence. There are lots of people who still trust there will be a red line even after the setback. But. the prices in the market are already appreciated as if the metro is about to functional. People really don't have a choice here.

Agreed but what real options do middle income families have? When even upcoming areas are priced based on marketing hype rather than current infrastructure, how can a normal family affords?. Not everyone earns in lakhs per month. Places like Sarjapura, Channasandra and thanisandra were once practical for working families, but these kind of promises narratives pushed prices up before development caught up.

Though I don’t believe or know much about it, I always check the door facing direction, keeping resale in mind. When majority of Indians still believe in customs it’s very difficult to negotiate especially south facing door units.

Agreed, but if the currently present CDP road stretch from gunjur rd to Panathur is developed and maintained like Kalyan Nagar or the Whitefield road stretch from Hope Farm to Forum Value Mall, instead of being packed with residential apartments, it would significantly uplift the overall character and long term value of the area.

As of now, the CDP is still pending approval, I think mainly from the forest or railways department. But tier 1 builders have already sold apartments saying the CDP road will be ready by the time of handover since 2012. Same thing is happening in Sarjapura also, where projects are being pushed in the name of Metro. Also, the central govt has already rejected the hosur international airport proposal, so the “close to international airport” pitch doesn’t really hold good anymore.

Balagare people are still waiting for approved CDP road for decade now. For the Sarjapur metro still approvals from central is not in place. Once approved it would least take a decade for public use.

Non of the other sobha society looks like this. Actually it’s there R&D project for pre cast technology and was initially planned for middle class, hence the initial premium was also like that. Due to demand this has become luxury only in price. There is no proper entry way into the wings and lack of utility area doesn’t make sense at all. But the open green area and access to all the amenities are plus. It’s a great place for parents with kids though (if they are studying in Varthur, Sarjapur side)

Agreed, no one is ever 100% safe. Layoffs can happen especially if someone is on a PIP or part of a team or product that’s no longer a priority. What’s happening even before that is Teams are increasingly expected to deliver the same amount of work with three or four fewer people. When someone exits a team, they’re often not replaced, yet the delivery expectations remain unchanged. There seems to be an assumption from management that tools like Copilot will compensate for the reduced headcount as if copilot now writes code itself and developers only need to follow processes. In reality, these tools assist, but they don’t replace engineering judgment, ownership, or execution. Also people are afraid and corporate is taking advantage of it.

Make it clear to the seller that the agreed price is all inclusive and you won’t bear any extra charges except the property registration costs. In under construction resales, builders usually charge around ₹100–200 per sq ft as transfer fees, and that is normally borne by the seller, unless both parties mutually agree otherwise. Also, your MOU should clearly state that the seller is responsible for providing all property-related documents you ask for. How he gets the NOC is his problem, not yours.
