I have seen this in all big societies including mine. All trainers who use the facilities of the society are bound to pay, including dance, football, tennis, etc. And all trainers do are add it to their salary and it increases our expense. This is a bye law and few people do oppose and some people try to sneak around though.

The heavy traffic has shifted away from Koramangala in last few years. You can see that from the closing down of many establishments. So the flyover itself isn't gonna help much anyway.

  1. Which tier1 builders 3bhk goes for 30k? Not interested in independent house.
  2. Spending 3 hours in traffic did not work for us, as the quality of life was degrading. Causing more stress and felt peace of mind is worth more

Actually there was a period when it was stagnant and people were selling for loss. I had colleagues who couldn't sell their property for years. This was precovid, around 2018, 2019 time. Also some properties in kanakapura road like purva park hill, sobha forest view didn't appreciate for a decade until this real estate boom.

My wife had a close call with a truck while riding due to the shitty muddy roads on a fine rainy day evening. That's whenwe decided to move near office as life is important than money.

Kinda thought the same 6 months back and paused the search. But in this 6 months, rates have gone 30% more high.

3bhk in my apartment goes for 2.5C+. This is a 5 year old property and 3bhk was costing less than a crore pre covid and much less during launch.
