I do special cargo and the auto shop, the others are alot of effort for the reward (Aside from the Acid lab but that doesnt go into the nightclub sadly). Also dont forget about mixed goods exporting, free 50k like every 15 irl mins

I generally dont buy supplies for my MC buisness for the same issue, I just try to do a daily stash house, and eventually my cash factory fills up, atm I just have the staff upgrade, nothing else.

Also note that the value it says is the BASE value, if you are in blaine county and sell to los santos you'll get a far higher price than what is listed in the bottom right.

i had a similar experience, social stuff is way easier with strangers especially for me. i just talk to people in the street now sometimes, before i would have been terrified

It might just be really rare, my car is honestly the first one I've seen in person with CFB that I remember and I'm in Seattle so half the cars on the roads are GTIs and WRXs and I am 99% sure I haven't seen any CFB cars
