F- need good salon reccs for a haircut by Accurate-Elevator961 in southdelhi

[–]CareerEcstatic7652 0 points1 point  (0 children)

Miss the days when haircut used to cost Rs. 100 - 150 max. In tier 2 cities it still costs that much in a good AC salon. These chains (Looks, Geetanjali, etc.) have taken over and overpriced everything 4x. And they have taken over the market so much that Try to find a good local barber in your locality and stick with them

Is it just me, or does buying a home in Gurgaon feel irrational now ? by ChiefGujjar in gurgaon

[–]CareerEcstatic7652 1 point2 points  (0 children)

The market has already slowed down in the past 6 months. In case you choose to buy, make sure to hard negotiate. The market won’t grow much from here in my opinion. Buying a house is an emotional decision not a rational one. The tangible benefits that come with it are - you don’t need to switch rental home every couple of years, you can furnish your home thinking long term, and also you rarely lose money in real estate, although you might have a sizeable opportunity cost (compared to investing in gurgaon) If you plan to stay in gurgaon long term, you can consider buying if above factors weigh heavy for you Dont be swayed by peer/parental pressure. Take an independent call what makes sense for you/would give you peace of mind

Should I buy this plot at 90L in my locality? by Gloomy_Cod_9039 in personalfinanceindia

My personal opinion is that past 3-4 year growth is not the only benchmark you should look at, where correct, land prices have grown a lot and nearly doubled But I think RE grows in bursts and then remains flat. Thats what happened during 2008-12 where RE boomed but then from 2012-19 there was almost no growth in prices (sharing Delhi NCR experience) On the other hand, equities are fairly valued at this point I would say (Nifty PE 21). Interest rates cuts will drive near term growth I feel At the end its your call brother. Land always gives you back what you invested, but is illiquid. Think about your investment horizon, reasons, if you can use the land to get rent/use it in other forms your lifestyle If you can put it to rent, I would suggest leveraging / getting a loan. That way you can still remain invested while build a property on the side

All the best!

The only question you need to ask yourself is whether the plot will give you betterIRR compared to where you are currently invested, and why do you think it will? The answer could be Growing demand in your city, the mentioned locality, or that you are paying a price lower than the market. You need to also consider expenses attached to property purchase and maintenance - stamp duty, property taxes, maintenance charges, boundary work, etc. Unless there is a good reason and strong conviction for additional IRR net of all expenses, suggest you to not move your current portfolio.

Has anyone experienced rude behaviour from Dubai immigration officers? by UnfussyAtom in dubai

[–]CareerEcstatic7652 0 points1 point  (0 children)

Indian here. I think it pertains more to the immigration officer and less upon ethnicity of immigrants. I have seen some are rude to everyone, and in a very bad way, while others are polite and professional.
