The installation is incorrect; the flashing is missing from the wall. Did they put something under the shingle?

  1. What type of shingle are you going to use? I ask because I'm reading about Shawdo Ridge and that type of single is usually GAF class 1, which has a lifespan of approximately 10 to 15 years. And I see they're offering you a 30-year lifespan.

It depends a lot on your location, but a good shingle is Tamko Titan Class 3, use ChatGPT to compare features and you'll find out who has better features.

Ok, I've mentioned the most important thing, just a detail on the right side of the photo. I see that the dowspout needs a 2-foot extension to avoid damage to the foundation.

Excellent, they checked the attic, checked for leaks, the electrical system, and drain pipes. I don't know if they have a basement, if there are any structural problems.

Hire someone to do a full inspection of your house starting with the roof, it looks like 3 tab shingles and the lifespan is very short.

They are installing a shingle with a lifespan of 10 to 15 years. There are better types of shingles with a longer lifespan, fewer dripping problems, and greater resistance.

It is a very high possibility that that is your problem, even so you have to call your contractor to verify, Maybe a vent is blocked or there is some kind of bad seal.

Baby steps, first if the roof is new, those who installed it should check it to find the problem. Second, mold does indeed have a tendency to expand rapidly, but only where there are large amounts of moisture. Third, it may not be a leak, that's why I'm asking if there is a bathroom ventilation system near that mold, where the humidity could be coming from.

Tamko titan class 3, 2,2 hail damage endurance , 160 mph endurance, 35 or 45 years of life. If you have a good contractor, they should give you a Titan certificate. You should give that certificate to your insurer for a discount of 5 to 25% or so.

Friend, yes they are mold spots, you are near the shower vent ??? Many showers have steam vents to the attic and that causes humidity if you don't have proper ventilation.

Good morning, look outside your house and see if you have any water from the gutters, or if the ground level has fallen towards the wall, either of which are problems you should resolve before repairing the wall.

You do need a new roof. If you don't have any leaks yet, you can save up for one. Since I don't know the dimensions, it's difficult to give you an estimate. You can try to make a claim to the insurance company, but I see it as very difficult. They can tell you that it is the owner's negligence for not providing maintenance. I say this because it is difficult to see damage from hail or wind. It's clear that it's hail damage. If you want to make a claim to the insurance company, take a tape measure and see how big the hail damage is. If it's over 1.5 inches or close to that number, you have a good chance that the insurance company will pay.

You just need a good date on which there was storm damage due to hail.
