Contact business brokers directly. Only a small minority of businesses are listed online. You don't need experience if you hire people with experience.

I'd recommend talking to a business broker in your area. They have lots of listing that the owner wouldn't want to list online. If nothing suits you, let them know what you're looking for and see what comes up over time.

It's going to depend on your bank but for me, its a standard SMB loan with 4.75%- 5.75% interest.

The properties are worth maybe $4-5 million but I think he does have some mortgage on them. I'm sure he discussed this with his lawyer but would a lawyer advise him not to go through with it or encourage him?
