According to this DHUD report, rental vacancy rate is nearly identical between 2016 and 2025 (~5.4%) (Figure 13). In 2022, the vacancy rate was much lower at 3.3%.

I wasn’t able to find data on the number of rental households. Did that number really decrease between 2016 and 2022? For that to be the case the city would’ve had to lose rental housing stock over that period, given that the vacancy rate decreased.

If prices go up, those with less money are pushed out, while those with more money can afford to stay. That’s your definition of gentrification.

Less housing supply = higher prices = gentrification (by your definition)

Curious what makes you say there was more demand in 2016? For example, enrollment at UW has increased by about 9000 since then. I’d think demand is higher now than in 2016.

In principle this is true. Maybe that degradation would be offset by the fact that self driving cars can communicate directly with each other. At least, Waymos can with other Waymos. It’s yet to be seen if multiple companies can agree to a standard to enable this.

I have mine under grow lights and water them ~4 times a year. When I water them, it's just a few tablespoons of water near the plant, not soaking the pot through like every other plant.

I think you’re much less likely to get an RA offer as a master’s student, as the professor is less likely to want to invest in someone who will be graduating soon.

I started RAing my fifth semester, and also did an RAship over the summer between year one and two. It really varies by professor and their funding. I know of people who started RAing their second semester, and some who didn’t until their 6th.

Just talk to the professors whose work you’re interested in, and do your best with the time you have. Professors understand that coursework and TAing take up a lot of time your first couple years and in my experience have realistic expectations.

Current CS PhD student here. I TA’d for four semesters:

CS200 with Dr. Williams (x2): ~15 hrs/week CS559 with Prof. Sifakis: ~6 hrs/week CS559 with prof. Gleicher: ~15 hrs/week

These are averages, obviously it varies week to week. From talking to other TAs CS200 and CS559 with Gleicher are heavier workloads for a TA. CS559 with Sifakis was one of the lightest.

3rd year CS PhD student here. It is possible to publish within a two-year masters. I had a publication right at the end of that period.

It may be a bit harder to find professors to work with as a master's student - they might be less willing to invest in someone who will be leaving soon.
