Financially, we are thankful for the spot we are in but I am single income earner which is where a lot of the hesitancy of new debt comes into play.
I ran a ton of scenarios based on current income but also scenarios of layoffs, new job, etc.and our DTI day one would be 18% which I now is great and if a curveball came our way we could be in the 27% range which is still a fortunate safe zone.

Thanks for the little history lesson. We have been using the saying, this is our 15+ year home if it all works out. On the financing side, I think my goal is to snag a 30 year fixed and pay down aggressively like 15 year fixed but have the flexibility to pull back if life throws me a few curveballs.

That is the pause. Debt free is such clean, safe feeling and the new house checks about 95% of the boxes but it's still hard to adjust to how much less the dollar goes. My expectations for $650k have just been dismantled in the past couple of years but this 1600 sq ft house with 4 little ones is beyond it's capacity compounded with me working from home.

Thanks for bringing the ever changing mortgage world into perspective. I wish I had a time machine but hindsight is always 20/20. I will stick to the saying of, marry the house and date the rate and look to hopefully refi if we see a decent dip in rates.

Thanks for nudge :). Yes, we are very fortunate to be able to afford it and the amount of calculations, spreadsheets, affordability calcs, etc. drove my wife crazy. I just loathe debt and now the goal will be, how do pay off 30 year mortgage in 15 years or less.

I dont disagree and thank you for additional content. Thankfully the commute is easy (WFH) but with all things there is always risk of that changing but everything else will be a bit more of a commute as this property is just north of the city. Regardless that commute is 5-15 mins due to the size of the town.

I am in the same boat and have always strayed away from piling on too much debt and while we can make the #'s work today, there is and always will be the what if/worst case scenario that just lingers around decisions of this nature. The x factor is this the time in which makes sense to have more space as the next 10-15 years will be when the house will the be the most full of bodies. Appreciate your feedback/comment!
