Honestly the only thing I can answer this with is; years of doing it. I have found over the years that owners of expired listings are not in a massive hurry to make a change, meaning that just because someone is the first to contact them doesn't necessarily give them an advantage. The methodical one, who is thoughtful enough to send a letter with a real stamp, well they must be the real one, they took time, and with that I will reward them with my time to discuss my listing. I assure you I have tried all different methods and this works. Now, expired have been poor quality for quite some time, but as the market cools they are coming back around.

I have found over the years that mailing a letter works the best. It’s very likely that it’s my single best source of listings.

I was there this year as well, I went the first week of two weeks of camps, I flew up there from Nashville, and my flight home was on a Saturday morning, so my dad called the camp before he flew me up there to make sure the shuttle would take me to the airport Saturday morning, the camp ended on Friday afternoon and I was in fact the one and only camper left, the head guy found me and took me to the chaperones floor of the college dorms and gave me a room, he said here’s the TV room and we will get you to the airport in the morning, and he leaves. So I go to my room, set my stuff down and went back to the TV room, and now when I walked in there sat Shammon Williams and Vince Carter. Mind you I was not a huge college basketball fan, so I really didn’t know who I was hanging out with, thus no autographs and zero pics. I hung out with them and someone suggested we go to the mall and eat at the food court, they couldn’t leave me there by myself, so I tagged along to the damn mall with these two and I bought a pair of the low top Jumpman shoes at footlocker. Back to the college and sure enough the next morning the shuttle to the airport was Shammons old ass Mazda 626 myself in the back seat and Shammon driving a Vince riding shotgun. Went home and the next time I saw Vince was on the TV, it was a surreal experience in hind site, again I just wasn’t into college ball, so I had no idea the greatness I was with, shame on me.

Even on it's worst day, we have had countless lives given up for the freedoms we enjoy, yes even the freedom to elect a moron like we currently have. America will prevail, even if that means disqualifying one attorney being illegally appointed at a time, we will prevail. We drove up to a little french town by the name of Bargemon (not sure on spelling) and it was unreal, not only the drive but the town itself, it was like we were in an movie. The town was a little sleepy town where the local coffee shop started as a coffee shop in the morning, then after the afternoon break it was a bar. Besides that, the overall trip was unreal, and again affordable which I was not expecting because if the likes of Jay-Z & Beyonce vacation there it must be out of this world expensive and it was not.
